I'll not use any names in this post, much as I would like to point a finger.
I was hired by a title company (a quite reputable one) to do a closing about 70 miles east of Austin. The seller is an elderly black widow of limited comprehension. She owns two tracts, one an acre in size, the other 32 acres. She agreed to sell the one-acre tract for $6,500.
I call, confirm the appointment, then the next thing I hear is a call from the county attorney. He wants to know what's going on; says the lady has been told she's selling her 32 acres for $6,500, which he describes as prime commercial property valued at $15,000 an acre. The title company tells me that's correct.
That figures out to $203 an acre. You couldn't buy the rattlesnakes off the driest, dustiest piece of property in West Texas for $203 an acre, even if it was six inches deep in nuclear waste. The sale was cancelled after the county attorney threatened to haul someone before the grand jury. I only wish the county attorney would continue to pursue those subpoenas.
Sometimes, justice prevails, although in this case I think real justice would be for someone to steal the would-be buyer's home for the $6,500 he was trying to sneak past that little old widow.
