Recording docs

I have been asked to record docs for a non-owner occupied property and they asked what my fee will be. I searched to find what a fee might be to do so, and didn't find anything. Any suggestons? It will be a 20 minute drive each way. I am thinking perhaps $50.

Lynn, in the past I have been asked if I would be interested in this type of opportunity by IREP. It never materialized, but just so you'll know, they were planning to pay $10 a deed.

If I had ever gotten into recordings, my trip would be rt 12 miles and around 20 minutes and I was planning to charge $25 for the first and $10 for each thereafter. One deed would take 45-60 minutes of my time, as would five deeds. If you can get $50 that's awesome

What I don't get is why these people don't just fedex them to the recorder. Legal assistants do it all the time with out of county filings on deeds of trust which are covering assets in the $1M-$40M-$++++ range. If they are that worried about the deed getting lost it would just stand to reason that a simple counterpart signed at the same time would suffice to make sure the dot / mortgage wasn't lost.

Maybe they want a title bringdown too..make sure nothing's popped up since the title was searched.

If it's a title update they want then that's more $$$...and quite a bit different than a mere recording. While Lynn is someone I'd certainly trust to perform that task, it's not something I'd trust to just anyone to make sure it was done properly. Those need to be done by someone who understands abstracting.

Although I've done a few in my prior life it's not something I'm qualified to do now - too much liability there. Was just a thought as to why they don't just FedEx the docs to the recorder.

This would be the recording of a deed for an investment property where there is no recission period. I figure my time is worth $50 an hour and that is what I will charge.

Does it have anything to do with who's earliest to file? The people standing in line, maybe, over a FedEx box lying on someone's desk until almost quitting time.

Or do they need that receipt in their hot little hands? Would you even get a receipt if you didn't file in person?

Have only done this a couple times, but do believe it was $50. My check was with the Deed.
Caveat: I agreed to do this in 2 adjoiningg counties...one was easy; other was total PITA. Sorta evened out that time, but I have 'learned my lesson' & won't do PITA county for that again. It would be to your advantage to call & discover 'the drill' before agreeing to do this.
"they only record once a day; no, you can't get recording info until tomorrow; too busy--go away; come back in an hour.... yada, yada....

**discover 'the drill' ** and the three o'clock thing. The clerks will cut you a favor every now and then on the 3 pm, but that's pretty standard for active counties, I am guessing. If they didn't cut it off then, they'd be recording and filing until 7 pm each night.

Standard recording fees in your home counties should be about $25.00 and $35 if you have to update.

It really isn't worth it unless you are an abstractor and are at the ROD's all the time.

It is not worth my time for $25. I charge $50 to have one document signed and that is the fee I will ask to take the deed to be recorded.

I have one attorney that wants to only pay me $35 when I go to Cumberland or Edgecombe County to update and record for them. I'll do it only if they pay me an additional $25 travel fee, which makes it $65, and I have to either be going in that direction or not have anything else to do. I don't mind title abstracting, but I despise recording, especially in Orange County.

Abstractors don't make a lot of money per recording. They make their money in volume. I won't record anything I close unless I've done it for a local company/attorney that knows what our laws are regarding title abstracts. I refuse to take on the liability.
