What would you expect to be paid for a loan signing 20 miles from home, edocs (anywhere from 80-120 pages)? Would last minute increase your fee? weekends? late at night? 60 miles away from home? My area is not saturated with signing agents. We are quite rural.

search fees, this has been discussed many times before. You really should have a business plan to know how much you NEED to charge to cover your costs & make the profit that you desire/need.

Whatever the traffic will bear. You know your area--nobody else does. Factor in your TIME, the mileage & the TIME it takes to drive it. Factor in the misc. cost of doing business (equip. supplies, etc.), taxes, etc.... and don't forget to add a PROFIT. That's why you're self-employed: to make a profit.
Businesses don't exist just to 'cover their expenses & hourly wages'--they have profit.
