signing agent vs. closing agent

TC wants me to explain all loan docs to borrower. I have the real estate background to do so, however, I am contracted as the notary. TC also wants me to handle some post closing matters and sign as settlement agent on the HUD. I am not a TC employee. Advice? Maybe call SOS?

Just my 2 cents

I would never sign as the settlement agent on the HUD or any other document. I didn't prepare it, nor check for accuracy in the numbers.

Once you sign as the settlement agent, you have full liability for the entire closing. Unless you are the real estate paralegal or escrow/settlement officer don't do it!

Is this title company trying to get rid of the NSA?

There's a woman who owns a Pennsylvania title company and thinks we perform UPL daily by performing simple signings. She has a blog and has made it her mission to convince the world that it is illegal for a notary to do a signing. She is fighting to have the laws reflect her opinion. Sounds like a big set up to me.......
