Borrower canceling prior to signing....
Ok question, this is my first time encountering a cancellation. It was actually just a loan app p/u, and I called the borrower to confirm and he informed me that the appointment was cancelled. I then called the LO and he went on to tell me that it was not cancelled and that it was still on and I should call the borrower back to let him know and ask what happened. Long story short borrower didnt want to go through with loan through this particular place went through somewhere else.
My question is this...is it my job to ask the borrower why they cancelled and to try to get them "back on board" or is that the job of the LO? I am thinking it is not my job and I was a little thrown when the LO told me to call him, but I just wanted some feedback. TIA

I have to agree with you. I have run into similar situations so many times. Calling the borrower then call the LO with the information. it gets old.

They figure we are their last resort. Too bad they do not pay us like we are their last resort.

Short answer: It's the LO's responsibility, not yours.
You are being hired to present the documents to the signer and show them where to sign, and to notarize any signatures that require it. If the signers refuse to sign, that's it. There is nothing you can or should do, but notify whoever hired you and possibly the LO. (IMO, the applicant should initiate the call to the LO or broker.) At any rate, you must not get involved in the transaction.

The LO's do a good job at making you think you are the one screwing up when it's actually them screwing up.

I've had that happen where the loan officer told me to go show up on their doorstep anyway because he just wanted them to see their documents before changing their mind. And that he would pay me my full fee no matter what happened. As this was an Ameriquest loan, I didn't see that as being too likely.
When I still refused he got huffy, told me that I worked for HIM and that if that's what he wanted me to do, that's what I needed to do. I reminded him that I didn't work for anybody but myself, it was my choice as to which signings I took and which I refused, that there was no way I was going to intrude on the borrower after she told me she didn't want to sign, and hung up on him.
I then left a message for the signing service that sent me out, explained the situation, and they had no problem with me refusing. I think that might have been the Ameriquest loan that broke this camel's back, because I soon stopped doing any Ameriquest loans at all.

As others have said, if the borrower tells me not to come, I don't go. When the borrower informs me of this information, I request, politely for them to try to contact the company again. I send a message or leave a message or tell the LO, without confirmation FROM THE BORROWER that it's not cancelled, I won't be going, since no one will be paying me for my time/costs.

I won't turn down a signing if I have an app p/u scheduled for the same time. Half the time they end up cancelling anyways (sometimes won't even answer the phone/door) and if not, they can be rescheduled.

I have had borrower's say, "Ther is NO WAY on God's Green Earth that I am going to sign this loan". Fine. I leave. I tell the SS everything.
The next day I get a call from either SS or LO, "Oh, they are ready to sign now, same docs." I call up to confirm, and borrower says, "No, no one has talked to me about this loan, and I am still not signing". So the LO is hoping that if I just show up, the borrower will forget they hate the loan, and they will happen to sign.
This is not unusual.

I can beleive how desprate these LO are, the same thing has happened to me a few times. I never go to the BO house if they say they are not going to sign.

Well I would never ever, just show up at someones dorr step... people are crazy!!! Again, I just think that the LO was trying to save a lost loan, an basically have me do it for him!
