Thanks to all that responded. Unfortunately, Closeit, LLC
has a reduced fee policy if the loan does not close or rescinds. Upon receipt of the confirmation, I sent the email below. Closeit, LLC may be a good company and pay timely, but I refuse to work for free and my company policy is "I do the job, I get paid." Period.

Thank you for the order, I am in receipt of your confirmation.
Just so you know, I do not accept trip fees for no signs or if the borrower decides to rescind the loan.** Under Florida law, a notary public may not notarize a signature on a document if the notary public has a financial interest in or is a party to the underlying transaction. ss117.107(12). By making my fee dependent on the final outcome, you are making me a party to the transaction. I do not sell loans at the table, that is the job of the mortgage professional.
Please, send a revised order confirmation to reflect the above mentioned changes and I will be glad to facilitate the closing for you.

**Note: This email confirms our fee agreement made by phone and the price quoted is the fee agreed upon by both parties and is not subject to arbitrary reduction or increase by either party. Your invoice will be for the amount you agreed on... no exceptions. No Show, No Sign or No Fund all receive Full Fee. If this is not agreeable with you please cancel this order immediately before documents are printed.

Rebecca, Thanks for the great post! I am saving the language you used in the body of your email reply for my own future use. The policy of not paying signing agents when borrowers cancel the transaction is my biggest pet peeve with this job and I am tired of reading posts on other forums from those who support the policy. Do you know of another independent consulting job where you don't get paid if the customer loses a deal?
