Ditech Kinda long

SS called me Friday PM for a closing in my area on Saturday. I gave my fee and it seemed to be acceptable, but they never confirmed it, nor called back. (Surprise) Yesterday, they called and asked if I had done it! No, never got the docs. OK, can you do it today at 5:00? This was at 2:30. Yes. And your fee is $xxx? Yes, based on what we talked about Friday. So, I get the confirmation, then an email saying they had bumped my fee $25 because it's 2 loans, and the docs were right behind that email. I sent them a breakdown of my fees for 2 loans, which raised the fee about $50. more than what they finally offered, and they accepted that. So far, so good. THEN: a page of the docs wanted FAXbacks AND a "sign-off" by an attorney. What is that? Called them and told them I wouldn't charge for the FAXbacks, this time, but I couldn't provide an attorney signoff at no charge, since my attorney would have to stand behind my work, and could be liable if I screwed up. (Never happens; we don't ever make mistakes, right?) Well, they said they'd waive that requirement this time. About now, I thought about dumping the whole thing, but just decided the next Ditech would be an all inclusive $350.
Anyone heard of this Attorney sign-off in a non attorney state?

Ditech called me and offered $40. When I told her my fee she said this is Ditech does not pay much. So they called someone else. That was the last call from them...good if that is what they pay...interesting on them paying more in your area.

Had a call last week from a young lady at a CA ss who had no idea what she was doing. Due to fee, I didn't get the order. Paperwork shows up at my house anyway. I call DiTech who calls the ss who calls me to see if I'll do it. I tell her my fee is $100. She wants to pay $45. They receive $95 from DiTech. I agree to the $95. I get a confirmation as above with a list of fax backs (doesn't matter to me because I have a laser fax and they go through on my end in no time at all) but also a $20 fee listed for no sign/no show. I e-mail back and say I need full fee. I get it. If you are reading this, SHAME ON WHO EVER HAD ACCEPTED THIS LOAN ON EAST PROSPECT STREET FOR $45 and then agreed to $20 if the borrower didn't sign.

Another 'interesting' tidbit about this order. My borrower showed me a FE package that had 8 other FE packages inside - all signed loan docs. If you did a DiTech last week and receive an irate phone call about where are your docs, my borrower has them. His envelope came from DiTech so as long as you have your tracking number you should be 'safe' from what is apparently a dreaded point system. He called DiTech and didn't seem to be able to find anyone concerned enough to tell him what to do with all these signed loan.

By the way, shame on anyone who does these for $45 and DiTech is HUGE so there are plenty of people doing these every day. There is no way in the world you can travel to yuor borrowers, get the loan signed, travel back and fax your docs in less than an hour other than the VERY rare occasion your borrower lives on your block.

Shame on SS, too..

for 'negotiating' that low a fee with TC/DiTech. Maybe they ought to read that 'Fire certain PITA customers' thread, huh?

Call from SS asking me to do a Ditech loan in my town for $50 - $20 if it cancels at table...I said no and she got highly indignant..."You mean you won't do a Ditech loan for $50 and $20 if it cancels at the table??!!"....Nope..

Found out later I was at least the second notary called - the first one told them good luck finding anyone to do the job for that kind of money......Shame on the notary that did accept this under these terms..

I know Ditech prefers to use attorneys in Florida even though Florida is NOT an atty state. They only pay the attys $100. Suckers!

Yes, I just received a call, yesterday, from a SS.

They asked if I had an attorney who could sign off; I probably sounded pretty ignorant in response, as I have never been asked this before. I tried to get her to explain the need for it, but she was in a hurry. I'd still like to know...

I also got a call from a Fla. signing service late last week. Never worked for them before. She had a job that was a 1st and 2nd, and that I would need to close it in an attorneys office. It was also a Ditech. I gave her my fee and also an extra $ for closing (only) in an attorneys office. She was fine with the fee. Get home a couple days later, (from vacation) no work order. Called her, yesterday to tell her did not receive anything, she said okay, I'll call you back. Yeah, okay. As I am reading the posts, I see it was probably the same thing, were an attorney has to sign off on the pkg. I have heard of them as I am also in a non attorney state. I spoke with another SS that has Notaries that work with Attornies and do this. Well, I can't imagine an attorney signing off on a loan that they could have closed and be liable for anything that could be wrong with the pkg. if the notary doesn't have a very close working relationship with that attorney.

I have posted this before, but, YES, Ditech requires attorney closings, even in non attorney states. We have a "lowly, student-loan sapped, attorney" here in WA that gets $90.00 per. NICE, I haven't heard from that SS for a year & a half, or more.

Funniest of all, I was notarizing for him, and getting paid more.

This is all interesting and good information. I am new at this and haven't done many signings yet. I guess I'll have to look out for the DiTech place, huh? Thanks all for the information.

I have a DiTech later this week & no mention of attorney "sign off"...faxbacks, but I'll just scan those through zippity doo.
