I have not had a problem with them meeting my fee. That seems kind of low. Still, considering what is going on in the market today it's not surprising. Did you tell them your fee?

I don't know this for a fact and this is just my opinion, but I think the reason they wont negotiate in Maryland is because when the title producers turn down their cheap fees they just go with someone unlicensed. The unlicensed ones are happy to get those cheap fees, the tc's and ss's who play by the rules won't hire them.

It all depends on the final source. I had two seperate calls in one day. Land America One Stop tried to get me for $85. The second caller (different signing) happily agreed to $125. Both LandAM closings. Go figure.

I refuse to deal with them at all. They aren't going to waste my time with their lowball offers. Last offer from them was $60 e-docs for a Citibank. But it's only 50 pages she said. I dont care if it's one page, I still have to block off that time slot when I could be doing a profitable job.

Countrywide edocs w/faxbacks $85.00. When I told her my fee was $xxx.00 she said OH NO, we cannot pay that much! Refuse to negotiate.

Called me for a CW on Friday for Monday for $90. Quoted my fee of $xxx. Will call back if approved. Of course, I knew that was the usual. Different LandAmerica scheduler calls on Monday: same story. Will call you back of approved (same signing). Sure... 15 minutes later: your fee approved, I'll send you a confirmation. 30 minutes later, signing canceled, may we call back when It rescheduled? Sure you can. We'll see. Have a great Labor Day weekday. Harry

My turn for their offer of $85 Edoc Countrywide w/ faxback. Told them 125 (life more expensive in New York City) called back to ACCEPT - but gave me a "condition" - I had to be at the signing in 45 minutes (over 10 miles away in NYC traffic) with 2 sets of edoc. I told the lady she needed a magician not a notary.

Just say no to these lowballers. I refuse to work for free or minimum wage. Some NSAs out there are desperate during this slow environment. Stand firm on your minimum fee.

Hey WD, I have been suspicious of this happening as well....

It has been brought up recently on this forum, but what can you do about it? Can you report them? I think it would be hard to prove....it would probably be easier to go after unlicensed notaries in the area. There are only 3 other LTP's in my county that I am aware of and I know them all. But there are a few other names coming up in my zip code that are just notaries......HMMMM.

What else can you do with a notary commission to earn money, besides $2 acknowledgements? Maybe the unlicensed folks that list their profiles on notary sites other legitimate sources of income besides loan signings. But I don't think so.

I've seen several profiles on this and other sites where the notary states how they have done hundreds if not thousands of signings. If you go to MIA they are not listed. I just cannot believe that anyone has done even half that many signings under the supervision of an attorney or title producer. I know of one girl who works for Fedex who brags to me everytime I go in how many signings she does for FASS. She even told me she was unlicensed. I have no proof she is telling the truth but it would not surprise me.

The way it appears to me is that the state expects tc's and ss's to police themselves. The biggest joke is 2 of the nations biggest title companies feel that the rules do not apply to them. It's probably going to take something along the lines of a savvy borrower who knows the rules and tries to get out of their loan to sue the title company who handled their transaction, and the state for not enforcing the law. If someone should happen to win a suit like that maybe the state will wake up.

Speaking of FASS....

I had a like experience with them. First American Title (FAT) will meet my fees, but First American SS will not. Sometimes FASS will say they'll try to get it approved and call back but never do.....then FAT will book it for my quoted fee. Wonder if it has anything to do with which lender is ordering the close.
