LandAmerica OneStop Signing Service

I was contacted (for the 1st time after being a closer for 9 years) by this company yesterday for a noon signing today. I turned down their $95 fee & we agreed on a higher fee. Anyways, I got home to read the paper work. Tons of fax backs (she never said anything about that in our phone conversation). In addition, in order to get paid for this closing, I have to sign up on their website & PAY $13. I emailed this company back late last night & told them no fax backs & I would not pay any fee to close loans.

I saw the thread about this company yesterday. Is this a good company to work for? Is it worth paying the $13 fee & all the fax backs? Is this the company that is sending our title searches to India?

I have never heard of LandAm/OSS charging any type of fee to the notary. But yes - they do require some faxbacks. The one that I completed for them only requested like 9 pages of faxback.

Land America was offering background checks for $13 thru Lexis Nexis a while back. This may be what the $13 fee is?

There are 10 items to fax back, including the whole copy of the signed mortgage. I close Countrywide Loans for other folks & never have to fax anything back or pay for a background check. Is this company worth the trouble?

They have a good rep of quick payment although my signing for them is at 30 days.... But like others they have been cutting fees recently.

They used to have no problem paying a little extra for Maryland closings because of the extra costs involved with licensing. Now, they do not care they just lowball.

The $13 I remeber paying for was for th background check of which evryone I close loans for has accepted as proof background check. As for the fees, they usually attempt to offer between 65-95 per signing but it can be negotiated in most cases. They pay at most a week after the loan has closed. They have been good for me.

I did one for them on 7/27 and have not been paid yet..the last one I did for them in April was paid in just under 30 days ..

In neither case did I pay them $13 to work for them..

That is what I was told this morning. I must pay $13 for the credit check now or I won't receive my fee. Even notaries that are already signed up with this company have to now pay the $13 or they won't get paid. She said new company policy. In the future the fee will be $60. All companies will be requiring this soon... that's what the gal told me. Is this correct? I could use some feedback.

Credit check? I'm sure you mean background check as they have no business doing a credit check on anyone...

The April signing was paid without it...they never conditioned my most recent fee on payment of the $13 - now keep in mind I had a BGC done in October through NNA and since they have access to that, it could be why it wasn't requested of me. And I'm not signing up with them as I can't accept their $85 for e-doc signings.

Landamerica does a lot of volume. They also pay quickly and usually have their act together as far as not a lot of stupid instructions and getting the docs to you in a timely manner. For that I will usually settle on a somewhat lower fee (within reason). The Countrywide/Full Spectrum closings are the one that require all the fax backs I think. Is that what it was? I heard a rumor that CW/FS is going to be going out of business or at least they laid off a bunch of people. I don't know if that is true but I know that the girl I spoke to at Landamerica told me they had a ton of signings to get done and that would make sense if Full Spectrum is trying to get it all in by Aug. month end.

I sent all my info to them in 10/06 - but when they contacted me in July she said they didn't have me in their system and I had to send it again. Since I can't agree to their fees I didn't send it in.

What is the normal and customary fee for notary signings? I have done foreclosure inspections which have very high volume but don't pay a lot but the work is consistent and every month and have completed BPO's which pay around $50-$85 - you have to be a licensed real estate agent to perform these and not only visit the property but gather comparable data. Sounds like notary signing is a bit more lucrative?

Ok, I tried that and the search turned up no results..I am new at this so forgive me. Is there not a range that notaries charge nationwide...say $100-125 or are we not allowed to discuss this? Thank you!!!

There really isn't a range. We are independent contractors and have to set our own fees.
And right now, if you read this board, companies are dropping the fees they pay.
You have to decide for yourself what you feel is a fair fee for your time etc.

If you just read and read and read the posts here, you'll get a feel for what people will and will not accept for fees. You're right, no one wants to come right out and say what their fees are...as Sylvia said we are all independent contractors and we can't set your fees for you. Maybe you'll only take appointments 5 miles from your home, others may be willing to drive 100 miles. Maybe you only have one printer, others may have two or three. Maybe you'll only take overnight docs where someone else will only take edoc closings. You need to sit down and figure out what all your equipment and car costs are and what it will take to make your business profitable. Read read read...it's all here if you take the time to find it.
