This has never happened.
Sitting here with last day to close on refinance and I have nothing scheduled. The only one that could have been scheduled to close was given to a friend of my cause the scheduler had to get the fee approved and they would call back. Talked to my friend and they gave the closing to her for the fee $XXX.XX I quoted. Guess they got tired of hearing the same fee over and over. OW well....Thank good for a great first 2 weeks.. my last 2 have bottomed out!!!

I have one for today so far, this month has been pretty good for me, no real compliants but yet I too have felt the pinch.

I have none either so far - which means that if I get any it's going to be the last minute overflow - you know those - call 2 hours prior when travel is 1 hour? or call at 9:30 - can you do it tonight?? Looks like I have a day off...

Proof of something I've suspected a long time ...
Just because they decline your fee - do NOT assume they're getting someone else to agree to low fees. As a 'marketing campaign', I would find this tactic pretty slick on their part, but it can WORK BOTH WAYS.

Happening all too often - -
When I do get calls, they are low ball fees. I turned down 3 last week because of it. I ended up doing only 1 last week. Nothing scheduled for this week. This doesn't pay the bills.

Taking low fees won't pay the bills either
Low fees mean you get some income, but the expenses often exceed that income, thus it may actually be costing you to work for those low fees. Too many folks just don't seem to understand that.

It those people that ruin it
As they keep taking these fees and say "Hey just I'm making money and your not" we'll see who is on top when times get really tough
