What would you do?

Closing sched for noon tomorrow. I can't get in touch with BO. Home # not working. Work number says they won't be in until Tues. (They also have the same home number in their records)
Tried email and calling SS. No reply. Then I read the fine print on confirm. Fee is $10 less than agreed on fee. Also, I was not informed about the TON of faxbacks. If I had been I would have told them there is an add. fee.
BTW, docs arrived today.
Now what?

Look at the form 1003 - it should have bo info including

employer name (look up the number) and possibly other telephone numbers. If the company that hired you does not answer, look at who the person is that took the application and that number. Call that person (usually the lo) and ask for further details. Lastly, consider sites such as anywho.com for phone number.

You are seriously considering working for someone that won't call you back BEFORE you do the closing? How much luck do you think you’ll have trying to get paid your fee?

I'd call the Title Company, or Lender. Ask them for correct contact info on the borrowers, AND a confirmation that you will get paid. If you don't get either send the docs back with a note that perhaps the SS can answer their phone in future, if they want to work with you.

If the work number says they won't be back until Tuesday, it's a good bet that they've gone away for the weekend.

I would try calling the SS again tomorrow morning, first thing, to see if they maybe have a cell number. If they don't seem helpful in getting another number and insist that you go without confirming with the borrower, I'd also tell the SS what you are going to charge them if you go all the way to the borrower's home and there's no one there.

The reduced fee would be a red flag for me... That is NOT what you agreed to, so you don't have a contract.

If the SS won't respond, I would try title or the lender to see if they have a way of contacting the borrower (I would also make a point of telling them that you weren't able to get a response from the SS).

If you can't get a response from ANYONE, I would say just enjoy your holiday weekend because they're all obviously already enjoying theirs... When no one else in the loop cares about the closing, it probably isn't going to happen and you're just wasting your time. Unless the borrower is really close by, I wouldn't even make the effort to show up and see if they're home - an SS that won't respond to your messages is probably not going to pay you for a no show.

UPDATE

SS finally replied. Gave me a cell number that I had already called. Left another message, still no call back.
SS called a little later. Said the were sending a new confrm with the original fee. Also said they couldn't get in touch with BO either but they still want me to go.I told them there would still be a fee.
I guess we'll see what happens when I get there.
Thank you all fo your helpfu suggestions!
BTW, the reason they aren't going to be at work until Tues. was bc they are teachers. Here in NY the school year stars next week.

Make sure you also get in writing "Full Fee if no fund" which covers no-shows/signs & recissions as well. If it isn't in writing--it's not an agreement.
