this is the biggest package I ever printed

all for $125.00 .... in all my years and all 2500 closings ..... 454 pages.... is this nuts or what??
I can hardly get a clip around it Smile
I'll bet allot we see more of this, price accordingly and ask before hand!!!

OMG! Was this for a single loan? Does this include BO's docs? Who was the lender, so we can all be forewarned? This sounds like a large 1st and 2nd, including BO's copies. I hope they didn't want fax-backs.

Well I have a closing that's supposed to happen at 8pm tonight and 40 miles away. No package and a conftrmation without the borrowers phone number on it. Can't call them to confirm. 40 miles, still no package. Not gonna happen tonight bub!!!

NO MISTAKE HERE! already went through package, every page is different,they even included an acknowledgement for my mistakes, haha!

The size of the packages gets bigger and the fees get smaller. I had a HELOC of 50-60 pages and the borrower commented on the "big" stack of docs...I said this is nothing, you should see the size of some of the packages we get from some lenders.

Not true, Dennis. I had two refis today that were only 60-65 pages total, including junk docs. Nice, easy A paper closings. Received the calls directly from TCs and got top pay for them. One nice thing about the subprime implode...mortgage professionals are focusing on the A paper deals again.

Now FHA does have HUGE pkgs, but 450 pages? Let me guess, an FHA for a NY TC (3 Mtgs & 3 Notes), brokers pre-disclosures & final disclosures, 45 pages of junk docs including the commitment, payoffs, etc. and the 20 page appraisal. Am I close?

There would be no way in hell that I would do a closing like that for $125...No Way!

FHA ...... has been and still is as of today (tx, but why would that matter) the same size it was 6 mos to a year ago. It's large but large w/repeat docs which is I think mostly because they are prep'd from the lender and not the lender atty.... if I get a FHA from the lender's atty, it's a clean pkg. When the lender preps I print out dups and some pkgs that have new home docs w/the pkg.... home not new, spect. tank (no spect tank) etc..... but 3-4 hundred- pgs.?????

FYI...may be late news for many of you.....if you selling.... or not, FHA has changed their c.c./ppd's rules. (FHA was trying to compete w/the conv. loans so I heard a while back). The loan fees that the buyer could not pay (FHA NON ALLOW) can now be paid by the buyer (except tax service fee and MIP) and FHA does not require a Termite inspection anymore..... this is texas anyway...so I heard............ AND I am not an attorney and this is not legal advise... but dang, sure wish I was :The Texas Hammer" or had his $$...... texas joke ... look him up if you are bored. Smile

You never did say (except each page is different) - was this borrower's copies too? If not you printed over 900 pages for one signing?? Dang!!!...I'd have been on the phone with the company - "I get an additional $xxx.xx to print this beast or you can reassign it"..when I open the files I check the number of pages to be printed ahead of time so I know what I"m getting into ... no way would I have done that for $125.00...JMHO

FHA and VA loans have always been 'supersized'. On the opposite end of the spectrum, I closed a Hilton Grand Vacations time share yesterday....39 pages with only the mortgage to be Notarized. Top dollar and great to deal with.....

I love these, too, for the most part, but I've had several where they wanted to read every page. Some have been older buyers, as well, who weren't in any hurry to get through the package, so I earned every penny!
