Docuserve Question -
Got my first call from them today. I was on the road and couldn't search till just now. I'm seeing mixed reviews, but not everyone has the same experience. I was ready to give them a try until I went to their website to retrieve the confirmation. You have to "agree" to their stated terms before it lets you go any further.
I cannot agree to their no-sign fees. $30 and $40 for e-docs if it doesn't close. I guess the question is - what are their pkgs like and has anyone had several that didn't close? I will accept 1/2 fee for my normal bread and butter companies because I know that no-signs are few and far between. But to accept anything lower than 1/2 is, IMO, asking a bit much of us. Can anyone shed some light on them for me? Thanks

One more thing
I did e-mail them and told them that I would not accept the no-sign fee they offered. We'll see what they say.

Linda I've done 4 or 5 with no problems and no problem getting paid. They slipped up on one closing when I called it was out pronto.

Now, I get an e-mail with a Signing Service Fee Responsiblity where the borrowers are to sign that they are responsible for all signing service fees regarding closing of this transaction. I also do not agree with this as the borrower did not hire the signing service or me.
I'm real reluctant to do this closing. I'm not comfortable with this at all.

These worry me, too. If this is 'legal' (&, IMO, I don't think you'd have a leg to stand on in court if you tried to sue a B for your fee), then we always ought to show up on the HUD as POC, huh? Then again, what are the odds of this being a no-sign?

There is too much you are not comfortable with - give it back.
Someone said (Brenda/Tx??) on Leisure forum: Don't let the joy thieves get you as they are out in full - anyway - this might be one of those times.

If I where to ask a notary to accept 1/2 of payment because they refused to sign, do you know what that notary would tell me Linda ?
How about go get *&^%%^ and don't bother calling again . Please don't accept anything less than you full fee folks, it is not your fault if the borrower refuses to sign the docuemnts.

Anthony- I appreciate what you do and say and thank you
but, what I am actually saying is that for my bread and butter companies, I will accept 1/2 fee for a no-sign at the table and expect full fee for a rescind though. I guess I am just too soft. No-signs don't happen that often, to me anyway, so I feel its fair to both sides. As long as I am able to cover my costs and hopefully make a little bit on it, I don't have a problem doing 1/2 once in a while.
There were 3 issues I had with Docuserv and I did give it back to them, very politley though. I was told to have a nice day and she hung up on me. For the best for all, I'm sure. I feel better now. Thanks everyone.
