This is a new one for me
Borrower claimed documents arrived at his house, when I got there (1 hour away), the elderly couple only had about 8 pages of things they received from their loan officer. I was told the documents would be overnighted, but since they didn't come to me before the signing, I asked the borrowers if they came to them and they said Yes. When I got home, I found a FedEx package sitting on the table that my husband received after I left.
I have had packages delivered late once before when the TC used Standard Overnight instead of Priority, I guess they don't realize that Standard Packages arrive at 5:00pm or later here on the coast.
Next time I will have to ask the signing company where the package will be sent to or ask the borrowers exactly what documents came, how many pages, delivery service, etc. I really should have known better

all your fault for not packing your crystal ball ! I forget mine from time to time too and apologize to all for my oversite (?)......dang! :O}

I cringe everytime I hear or see that the borrowers will be receiving the docs, because I never know what to expect. On a recent signing I was told I would need to print the docs but when I opened the link all it had was a tracking number. I called the borrower, they had the docs and asked me to go ahead come over early for the signing. When I arrived a few minutes later the borrower led me to the table where he had the contents of the 'Do not open until notary arrives" envelope scattered. He had also pulled out several pages from his own envelope and mixed the pages together. Worse than that when he sat down he immediately picked a red pen which he had been using to write on the documents.
With my warmest and sincerest smile on my face I asked him to, "Stop right there and let me make sure the lender has these in right order for you..." I gathered up the docs and put them back in the right sequence and tucked the 'notary docs' back into the envelope in which they had come. When everything was back in place I found that he had, thankfully, only written on pages that could be replaced from his packet.
The best part of the signing that tickled me was the borrowers NBS on the other side of the table with a bemused look on her face while I gathered the pages saying, "I told you not to open that envelope!"

Had one where the bor. ignored "Do not open" and proceeded to sign, but not mortgage. He used green, she used red, and I used blue. CW - so couldn't switch out as they sent a "bor. copy" of almost nothing, incl. only 1 RTC. Hate those kind: so unfair to bor.

Always get a tracking number .....
even when they say the docs are being shipped to the BO. That way you can track it for yourself and see what the truth is ....
Also, I don't take loans where the BO is receiving the docs except for my regulars. It seems no matter what cautions they write on the docs, the BO almost always opens it anyway goes through the docs, compares them, mixes them up and in some cases, begin reading and signing them to "save time". Then I get to fix it when I get there .... Then I could always tell my favorite story when the BO's kids got to them first and what the kids did with them, but this posting is late and some may be reading this before breakfast ..... Oh those back country outings ......
Fortunately, those types of signings are few and far between ....

I LOVE docs to borrowers. Have one today. I left a message for him earlier yesterday asking if he received his package. Told him to open it up, look over the docs and call his LO with questions. He called me back last night to say he got his paperwork, looked it over, called his LO because he had questions. I will be in and out of this hosue rather than sitting twiddling my thumbs while we try to reach someone on a Saturday afternoon to answer questions. If he has the docs messed up, which I'm betting he doesn't, it will only take a few minutes to separate into 2 piles. That said, I can recall 2 instances of 'incidents' over the years with docs to borrowers but percentage wise, most of the people can follow directions and look at just one packet and ignore the other. Again, I LOVE docs to borrower.

I agree about the tracking number. there is a VERY large vm right now with a product of docs to borrowers. However, they cannot (or will not) provide a tracking number - don't know if it's just too much trouble to ask the lender or if the lender won't supply it. Had one just 2 weeks ago where I was almost an hour late because teh mother-in-law didn't know if the FE arrived. Had to wait for the borrower to arrive home to confirm it was there.

Well, maybe it's just the people in my neck of the woods. Move here and you can have ALL of mine. Probably another reason to leave California ...
Wells Fargo use to be big on sending docs to the borrower, but in the past year or so, they all come to me or we go to the office to sign ...... So it must not be just my bad luck ...

I have many loans that have notary pkg w/ "do not open" instructions. Only once has someone ever opened it & mixed pgs with is own. When that happened. I just told title that I was not responsible if any pgs were missing because borrower did not follow instructions.
Also dealt w/situation where docs supposed to be to borrower. Call BO & say they have it but they actually didn't. I still charged trip fee because it was titles & borrowers fault.
