What do you do?

You get a call from a TC for a signing - agree on fee but they need to get approval for no-sign and rescind terms...4 hours later still no confirmation and you get a call from a SS for the same signing...this just happened to me and, honestly? - I gave it back..all opinions appreciated.

Title company viewed you as a 'problem child' and didn't want to deal with you.

Exactly. That's the risk you take when you make an issue of payment for no signs and rescissions, a lot of companies will just move on to somebody else. A lot of people lose a lot of business trying to protect 50 or 100 bucks that likely doesn't even need protecting in the first place.

I appreciate that - didn't really make an issue of it - couldn't get a simple confirmation of my fee out of them at all...if it was local I may not have made this a concern...but it was quite a distance away ... ah well...thank you both..

I've never worked for this title company before so have no history with them or their payment practices.

Linda I will give almost anyone a 1st chance. I accept the appt. and then do the research and if they have a bad rep I will call and cancel.
I don't believe in throwing the baby out with the bath water when it comes to demands on the company's I work for.
I also would have called them back when I got a call from a SS and asked them if they still needed someone and could we come to terms?

You have to weigh the odds with this company....

1. decline the job, no pay
2. accept the job, the borrowers show, the loan funds, PAY DAY !!
3. accept the job, no show borrowers, the loan doesn't fund, no pay
4. accept the job, the borrowers show, the loan funds, SS stiffs you on pay

Looks like 3 to 1 you won't get paid anyway so you have to decide if it's worth taking a chance with this company.

If there were a 75% chance of us not getting paid on our signings, none of us would be in this business to begin with.

Problem is is that you are also NOT taking into consideration jobs that you may turn away in order to complete this job that may or may not be paid and the travel expenses incurred for a no-pay. To each his own & I know this has been discussed MANY times but to agree to work for free is beyond me. I guess we all will just have to agree not to agree. ;-)

Of course I take all that into consideration. And at the end of it all, the number of jobs that are completed successfully for companies that have reduced pay for no signs still outnumbers the number of no signs or jobs that I've passed up by a HUGE margin.

It's simply a cost of doing business, you sometimes have to eat a few bucks to make a lot of bucks.

You have to QUICKLY decide, is this a new client.? What will They pay for the job(this might end the conversation right here.) and then if you want, go into how they treat/pay incomplete signings. You should already know if you will accept half trip fees on these.

I've since learned that this TC does not pay for no-signs or rescinded loans, they MIGHT pay a minimal trip fee ($25 I was told). Now, if I'm printing then driving an hour one way, that sounds to me like I MAY work for free as I don't feel $25 covers printing AND the travel time/distance...MHO - thankfully a moot point as I turned it back and never heard again. Ah well..better luck next year..Smile
