Does wife sign deed?

I'm going to a purchase signing. A husband is the only one on loan. The purchase is in Tenn. and I'm in NC. In N.C. the spouse always signs deed, TIL, etc. Does she sign if the deed is in Tenn.? I haven't got paperwork yet but just wondering. I'm going to have her there just in case. Thanks!

Not your call. If her name is not on dox, it is a good.....

idea to check with TC as to the necessity of her sig.
You are the NSA, NOT the TC and NOT an attorney, especailly as
to the reqmts of another state.

Thank you! That's what I did. Always trying to handle things. Just got the attorney in Tenn. and he said to just sign deed. Here we also sign the TIL and corrections agreement, etc. He didn't know that so he said to sign that too. Guess we are all learning something new. Thanks for pushing me to call.

State law is NOT the issue as to what dox a NBS is to......

sign.
State law determines if a spouse, who is not on title, has
an interest in the property. If spouse has such an interest ,
then they must sign mtg/dot to make spouse's interest in
the property subject to the lien of the mtg/dot.
If the spouse is required to sign mtg, and if the transaction is subject
to a right to cancel, then the spouse , as with all parties , who have
an ownership interest in the property has a 3 day right to cancel. If the spouse
has a RTC, they should sign the RTC to acknowledge receipt of two copies of the RTC.
A party who has a RTC must be given a copy of the TIL (if there is a TIL)
and, therefore should sign the TIL to acknowledge receipt of that document.
Any further documents (eg tiitle affidavits, HUD, compliane agreement, E & O, etc)
to be signed by the spouse are as deternubed by the lender, and/or the title company

The Lender or TC usually decides

what docs need to be signed by the non-borrowing spouse.

I finally got the right number for Lender, she said to go with what the Attorney said. I guess everyone is in agreement. Tenn. only needs the Deed with spouse name. But you are right, I need to contact and reaffirm things that I'm not sure of. I still don't have paperwork, so the only reason I know what's going on is because wife told me she didn't need to be there. Always trying to stay one step ahead.
