Having a Newbie Moment...
Never take it for granted that just because a Title Company has been in business longer than you that their documents are always right. I needed a definite answer to the question I posted, msg#175867. The question had been posted before by someone in March of 06.
In the overnited documents sent to me, I found that the TC’s Name Affidavit was indeed incorrectly drawn and the document needed to be redrawn. Other documents were questionable as well, such as the loan app was shrunk so small on letter size paper you needed a magnifier to read it. The signing had to be canceled, but the lesson learned was “never 2nd guess yourself” for who knows, perhaps someone at the TC is more “newbier” than you!
