Title company reviewing critical docs over the phone
How many of you have come across a title company that wants to review the critical docs over the phone while you are starting the signing? Have you found that this is a new requirement some are now doing here in PA or elsewhere or something that has been done before?

About 2 yrs ago I did a signing where everything on the HUD was highlighted in different colors and the lender went over this with the borrower at the beginning of the signing. They also went over the Note. It was kind of trippy but all questions were answered right from the get-go. The borrowers then just signed away.

I worked for a company about 7 years ago I think their name was Spectrum something. They would include a check to me for the signing in the loan package sent directly to the borrower. I arrived at the borrowers house at a specific time and the Company representative would already be reviewing the loan over the phone when I got there. I only notarized, reviewed the signatures and took the overnight envelope to the drop box.

this can add an hour or more to the signing
when it happened to me... they spent an hour on the HUD alone and then moved on....
total waste of my time and this should have been addressed before I got there. I had to cancel a signing as this one took FOUR hours.

Wow! Now that is a serious issue that the notary should be told when the signing is being booked. You should disclose the company so the rest of us will know what to ask if we get called by them.

No, you chose to cancel a signing. Which was HIGHLY unprofessional of you to do.
What you should have done was packed up your stuff after the first half hour and told them they needed to reschedule when they were ready to sign. If you allow yourself to be stuck at a signing for 4 hours, you have nobody to blame but yourself.

Trust Title
I worked for them before and this was not "part of their process" till now. I am wondering if this has anything to do with another Title Company that has been blogging about wanting to stop us from doing signings here in PA or not? Fear maybe?
And no, I did not know until I received confirmation.

Tess it could be lender specific
I have had a few lenders who require either title or attorney to go over docs rather than the NSA.
