Loan Signers Inc. UPS # Suspended
Good Morning All,
Just thought you might like to know that I got a bill from UPS today charging me for a RESPA that I did for Loan Signers which was shipped to Ace Mortgage Funding in Merriville, Indiana back in Sept. 2006. The UPS rep told me that the # that was given to me is no longer viable. Well, isn't that GREAT!! So not only am I NOT being paid by Chris , I must absorb the shipping as well. I guess I am going to have to get Ace Mortgage Funding involved too. Have you noticed that Chris's rating on the BBB has dropped to "CC". I still haven't seen a dime from Chris for RESPA's I did for him back in September. But listen to this Chris, I AM NOT GOING AWAY UNTIL I AM PAID!!

That's a double whammy! I've got one from last year that I have not been paid for either! They keep reassuring me I will be paid....they tell me to just be patient..!

sender. That is a big no no. Always put the person who is to recieve the docs as sender and recipient. That way should there be a problem, you don't get stuck with airbill.

What If the signing goes well, everybody's happy, But UPS loses the docs. How do they trace it? (from where it was sent) Suppose the borrowers lose their lock, have to redo the loan, but it costs them several thousand dollars more. How do you prove that YOU sent the docs? I put in the receivers account number, and when I can (at Kinko's or UPS store) have them check the number to see if it's valid. I also put in my name and company as SENDER, and keep a copy.

I see your point!! Sometimes one can't see the forest because of the trees. If you have the original "Shippers Copy" even though is says from XYZ Title to XYZ Title. It would show you sent the docs (or at least got the Shippers Copy from someone that did) Still................? Anyway, I've never been burned because of shipping. I'm not even confortable with the $100 value max they put on the docs. I'm thinking the loss of these Items could cost the borrower much more.

How would having your name and address instead of the recipient's name and address prove anything different? It's either in the UPS system or it's not, and if it's not I don't see what difference the return address info makes.

That's what I do now because of this problem. Wish I would have figured it out sooner. I have contacted Ace Mortgage Funding regarding this and I am still waiting for a response.

When I first started doing loan signings I read all I could on all the message boards that I could find. What I found was this advice, which I follow and teach:
For the sender, use the borrower's address and phone number, put the recipient information as instructed. That way if there is any reverse billing, or packages needing to be returned, it will be on the borrower's not me. The borrower has a bit more leverage with these companies than we the notary.
I had a fedex employee in my classes, she confirmed that if you use the recipient's name for both sender and receiver, if there's issues with the address or account number, the package will just sit in whatever office it landed and won't go anywhere.

That they cannot take their test for recommission more than six month prior to expiration???? I took mine a full seven months before and am happy to report I was sworn in without incident. I am curious why you would stick the borrower with the lenders shipping costs????? Seems down right unfair. If the package is tracked as undeliverable, doesn't matter how it is billed, but if it is found, it will go to it's desination, not to it's point orgination. That is what we are hired to do. You choose your own path, I'll stay on mine. Heaven help your students:-)

My biggest concern is that the borrower is already charged
the airbill on the HUD. Now Terry is suggesting billing the borrower again. I am not an attorney, but legally this seems to be problematic with regards to Federal Law.

I have refused at least 7 signings this month because of unpaid invoices. Someone must be doing them. I will contact the BBB.

Chris spends his time blowing smoke up your skirt...period. I filed a complaint against him on 1/2/07, he hasn't bothered to reply to the complaint as of this morning but I was delighted to see his rating now is more realistic. His is the only company that stiffed me last year and like the rest, I simply will not go away.
First let me say I'm extremely patient and in the beginning I listened not with my check book but with my heart. I WANTED to believe him and so I went along with the wait. After 6 weeks it became clear that he wasn't following through though and now I'm on the bandwagon with those SA's that DO NOT TOLERATE this behavior for a second.
The ONLY way to stop companies like this is to completely stop doing business with them. If you haven't already filed a complaint my suggestion is to get with the program. They have 15 business days to respond and this company is an active member of the BBB. Granted it's not much satisfaction BUT it is a step in the right direction.

Glad to see some of us are standing up for ourselves. I too was patient and understanding with Chris's financial problems but...........that is OVER. He responded to my initial BBB complaint with "Linda will be paid asap". Well WHEN???? That didn't fly w/me so I have submitted a rebutual, which as of today, he has not responded to. I can't even get a response from Ace Mortgage Funding regarding all of this crap.

Some BBB"S won't investigate stating its an attempt to collect a debt? Of course it is but it is a complaint also that if you do business with them they will not pay you for your services. That is not good business!

If you are in Indiana (or NJ) it will be difficult to take him to Small Claims Court. But for anyone in CA (if that's where he's incorporated) it would be easy, as a Corp. he must have a Registered Agent for service. Just get your invoices, your confirmations, your demand for payments (whatever proof). File, have his Registered Agent served, go to Court and win!

Since most of the notaries he has used don't live in CA, he knows it will be very hard to collect this. I am contemplating going to CA when my husband makes his next trip to the coast. I am sure the Attorney General for the state of CA would like to here of our problems. Doing nothing will NEVER fix the problem or stop Loan Signers Inc from conducting business.

I'm not saying someone that lives/works "out of state" cannot go to small claims court. They can. You can not be represented by a lawyer, you have to do most of the stuff (paperwork) yourself. Except serve the guy, that has to be done by someone else (disinterested party, Sherriff, etc.) and the courts are slow. That means probably two trips. Maybe three. A lot of expense to go to for a few bucks. Plus most judgements from out of state, are not collectable in a different state. (So a CA judgement can't attach a NY bank account) These deadbeat scum usually know the law, and they prey on people with little, or no recourse. The totally unregulated Signing Service business is PERFECT for them. That's why there are so many theives in the SS business. The ONLY way to rid ourselves to these scum is to NOT EVER work for them, EVER! And tell the world about the theives....and the good guys. There are some good SS's out there.
