Need opinions please.............fast!
I agreed to a signing for a 1st and 2nd E-docs. The fee is fair. Come to find out that it is a purchase but only the buyer ( and the Realtor) will be present. Would you charge more because it is a purchase or leave it the same since there is only one party signing. I'm leaning towards leaving it the same since the Realtor will be explaining everything. What do you think?

but why would the realtor be explaining everything? That's your job - isn't it? Or do realtors conduct closings in CA?

Leave it the same. Purchases are generally simpler than loans. If the Realtor want to 'explain' everything...fine, but still do your job, impartially.
Even if he/she wants to 'splain you're there as the signing agent. I'd still take the lead in conducting the signing, otherwise you could be there longer than normal.

I agree, purchases are usually simpler than loans. Do watch on the pages to notarize though. Alot of the time, on the same paper, are places to notarize for both the buyer and the seller, just make sure you're notarizing the buyer part. You have enough experience, I don't think you have any problems. Except maybe making sure the LO keeps it short and sweet. lol.

In my experience, the LO explaining the docs makes the signing go way too long. I'd keep control of the signing if it were me. : )

I wouldn't charge more. I usually charge the same rate for purchases and refinances. I guess it depends on you. I never had a realtor in on a signing. Hope it goes fine. Good Luck!!!:0)

Take charge of the signing and keep control! Be VERY polite. Do not let the parties chit-chat; otherwise you'll be there forever.
As for fees, I'd keep it the same.
Make sure that the parties know how to contact you (hint, hint).

My fee is always higher for a purchase. Today I received a
call from a title company which I have a set fee with. Since it was a purchase they asked what me fee was in addition.
Also to have the LO at the table is a great time to hand out your business card. I don't mind if those take a little longer since I have the chance to create a "relationship".
