Power of Attorney

I rec'd a call today from a lady who has power of attorney over her brother tomorrow. A sister is the power of attorney for her brother, does she sign her name as his power of attorney in fact or does she sign his name then sign her name as the power of attorney. I found it a couple of different ways and want to make sure how it should be signed.

I have been taught that the proper way is to sign "Jane Doe as attorney in fact for John Smith" where John Smith is the principal and Jane Doe has the POA. I don't know where you are located, but in California a Power of Attorney used in to transfer real property must also be recorded with the deed.... but this is something the title company usually handles.

The converse is also true; John Doe by Jane Dufunny, his Attorney in Fact (or AIF).
