1003 ?. Do you........

Have the borrower sign the fourth page of the 1003 when it is blank, or says no further info.? I was told a long time ago it wasn't necessary to have them sign it if it had no info on it. Is that correct?

I had an edoc signing recently, where the last page was not included; upon enquiry, the title company told me not to worry about it, as it wasn't necessary. So I didn't. Smile

I have them sign it and if there is no info in it, they line through the empty space.

absolutely not!!!

The borrowers are given copies of everything they sign.

The document is NOT notarized therefore, out of our realm of responsibility.

I cannot believe anyone would put an X there, the 1003 is four pages whether you need them or not (sometimes you need more). It's only used if the credit report overflows onto so what harm are you all trying to prevent?

Thanks for all the imput. The SS was throwing a fit that it wasn't signed. I told them to include that in their instructions next time. First time I've ever had a complaint.

In 2 years and hundreds of signings, I always put a line through this blank page and have them sign it. It has never, ever come back. Sometimes the borrowers names are pre-printed on this last page whether or not there is information on it or not.

After 11 years, I have always had them sign. I leave it blank unless the borrower (only one time in 11 years) had a problem with it and I did draw a line across the blank page. Didn't hear the title company complain about that.

I put a line through it for 10 years as an EO, and for 7 years as an RE Paralegal. So that is what I do as a signing agent.

A lot of my borrowers have been military or retired military and when they have come across that blank page, many of them have put a big X through it and even initialed at each point of the X.

I put a line through it also

to prevent anything from being added later. Makes the borrower feel more secure also if they are going to be signing a blank page.
