  This is ADVERTISING and it is WRONG!
  So when one of your MB's promises the borrowers 1 loan, and the docs the notary brings out, are for another product, how are you going to feel when that same notary refers the borrower to even another company with your tactics?!

  I don't share borrower information with anyone...period.

  A "little" unethical?  A LOT unethical IMHO
  The information we receive as notaries is confidential and must be treated as such.  No amount of boiling oil, ripped-off fingernails, fires under our feet....or even piles of money....should persuade us to violate the trust and confidence of the companies and individuals we work with!  What we see, we don't see; what we hear, we don't hear; what we know, we don't know. Period.

  Seriously, though, not too hard to figure out what it was all about from the subsequent posts.  I agree with the responses, and it seems like a person's common sense and personal integrity would prevent them from sharing borrowers' information for personal gain.  I never cease to be amazed by this sort of thing.

  I think you have totally missed the purpose of my post and how the mortgage biz works. I had a notary business and was successful for over 8 years in doing mobile notary service. I got out when everything went to 50.00 per loan signing and more and more notaries start doing signing. I got into the the mortgage end of course because of better income. I got tired of waiting two months to get paid or not getting paid at all by companies like SOX (sign on the x) or if a loan cancels getting 50% or nothing most of the time. So the the past year I have been doing mortgage loans and thought about helping ones that have been in my situation in doing signing. Many of you know that once a title company calls you for a loan you get paid quickly and I learned as a loan officer I have control of who closes the loan and this is how I came up with this idea. Maybe saying forward my info to the borrowers would of sounded better. Regardless my intentions was trying to help out the not to be flamed. I can buy the same leads from companies all day for 5 to 30 bucks each because of the credit reporting companies selling them, but they would not aid you guys. Anyway the post will be deleted after speaking witht the administrator since so many look at the post in the wrong way. Lastly this in noway was about stealing a loan that closing as some of you are alluding too, but acquiring a dead loan where the borrowers does NOT want to deal with the current lender. For the post about betrying your employer this is totally wrong because whoever contracted you to do the loan will not get paid if the loan was cancelled along with you so you are not betraying anyone in anyway but helping them get paid. The lender will be stuck with the bill from the title company and appraiser, but who will be stuck your fee or the signing company fee?

  I know that they do not do business that way, I've represented them for several years and enjoy an excellent relationship. Additionally Windsor is the 2nd largest loan broker in the US.  I suggest that you contact them about this post if you find it offensive.

  PS: Windsor Capital requires all advertising to be passed
  through their compliance officer, I am sure that this was not done in this case. The penalty for advertising without approval is immediate termination! The appropriate autorities have been notified!

  This is essentially saying that the end justifies the means.  Regardless of your or anyone else's intentions, the borrowers' information is sacrosanct and a notary's duty is to keep it confidential.  Even passing your information on to the borrower is stepping into muddy water; there would be no difference between this and attempting to sell an unrelated product/service to the borrower while at their home to conduct a signing.  
  Advertise yourself through accepted channels, and hope that dissatisfied potential borrowers will take you up on your services.
