NREIS/Trans Union Settlement Connection

NREIS is sending out confirmations with Trans Union letterhead? Anyone else seen this?

I believe that HSBC owns both IREP and NREIS

They may have just kept the Transunion name to handle outside closings. Since National dropped their rates, they have had problems filling orders with experienced closers. I guess it was just as well to buy someone out and get rid of the National branding and the bad blood of their price decreases. JMHO

PS IREP and National both have the same address and the same voices on their automated phone menu systems as well as Real Link as well :-)

Help with FL laws and NREIS was on confirmation

I just received a confirmation with NREIS on it today. Strange situation. Property in Miami and closing in NKY. I called the contact number I was given. 305 area code. I couldn't even understand the msg on the phone (which never went to vm where I could leave a msg) Its was foreign, Spanish I think. I called the scheduler back and told her that I didn't speak spanish and could not understand what the recording was saying (it kept repeating the same thing). She laughed and said that this was the second call today with same problem. I also asked how they wanted this signed and what were FL laws as far a NBS. This lady told me that the NBS only signs the Mtg and no other doc (ie til, rtc, amt financed) is this true? Please help and TIA.

Depends on if it's the primary residence. If so, NORMALLY, NBS signs Mtg, TIL, Itemization of Amount Financed, Document Correction and Fees Due Agreement, RTC and all title/property affidavits. This should be asked of title, and if they say only the mortgage then you do what you're told - they'll just end up paying a return trip fee.

One small word of advice - check with title as to witness requirements. Florida law does not require witnesses on mortgages (only on deeds of conveyance - quitclaim deed, warranty deed, etc.) - HOWEVER, some counties may be different - Dixie County, for example, requires 2 witnesses on mortgages and will reject any mortgage submitted for recording without witnesses...I just went through this on another signing I had and learned the hard way. Each county may have quirky requirements so make sure title doesn't assume none are required.

Linda, Thanks for the help. Yes I did know about the Deeds of conveyance requiring two witnesses and I did think the mtg did not. Thanks for clarifying that. This is not until the 2nd. My first problem is determining if this is a spanish speaking person who doesn't speak english. I have a call in and waiting for response. Then I will get all their requirements in writing b/c I do not want any problems and I also was to CMA. Thanks again

This is very odd because last month

I took a Chase from Transunion, and on the paperwork it said if I had any questions to call - 800-242-xxx - and it was GAC/Fiserv's phone number. You just don't know who you're doing business with anymore. I think they are having the ones with the cheapest database make the calls.

My son is an underwriter for Chase. He says they use, both, Transunion and Fiserv for their notaries. Don't know how the phone nos. got crossed, though.

always been alot of talk about NREIS on this board. They are privately held and offer Title services under several different names. Research them at www.realtms.com
I do very little work for them any more as they are for the birds....CHEEP!!

I haven't heard from them in almost 2 months. Got tired of the $65 cheapo fees and refused a couple signings that were 60 miles round trip. This co has priced themselves out of the quality signing agent market, and into the NNA newbie pool.
