SS bait n switch?

SS calls me, one I've never worked for before, look up info here and see they pay as agreed, ask about job. 1st and 2nd, both packages 50 pages or less, no fax backs, 1 hr drive each way. Agree on a price. Get the docs and there are 155 pages plus each document requires a loose ack, instructions say not to cross out wrong venue.

Suck it up and do the job or ask for additional money to cover the extra 60 pages X's 2 for borrowers copies?

I wish I had a dollar for every time this has happened to me! I normally call back and ask for more. Sometimes your fee will be increased, sometimes it will not. At least that has been my experience. I feel that asking for more should be done regardless.

But what's up with the not crossing out the wrong venue thingy?

That I've requested a confirmation twice now and all I get is "we got your fee approved" no $$$

Don't be shy at all about saying that until you get the fee approved in writing you cannot go out on the signing. Period. In my opinion a professional service will not have any kind of an issue with that.

This is happening just too frequently and I've started calling 'em out on (not just) this type of behavior. If everyone just sucks it up, why would they change? State the job accurately; don't make me play 20 questions with you. Then I can quote a fee accurately and you may accept or move on to the next notary. Either way, everyone is happy.

My fees are my fees, I don't ask how big or small the package is. Sometimes I'll luck out and get a nice easy one, sometimes I get stuck with a big one. Most of the time they're somewhere in the middle.

And I never have to worry about being stuck in these kinds of situations.

Now wait a minute guys...I've excepted a fee lower than my "fee" a time or two only to find out that I have a 189 page FHA. I have asked for more $$ and have always gotten it. Generally speaking, I subscribe to your theory, but there is always an exception.

So, I called the SS back and she agreed to increase my fee, and sent a new conf. As far as the lender not allowing us to line out the wrong venue, dunno, they just won't accept it.

The Notarial block belongs to you, the notary. If the venue is wrong, change it, otherwise, it's invalid.

The notary certificate is YOUR domain, not the SS's, Title company's or lender's.
You need to have the correct venue on the certificate. If the venue is wrong you have to correct it.

Ah I think you missunderstood me. They don't want me to use the notary block thats included in the package if i have to line out the state etc, they want a nice fresh loose ack.

redraft all docs with the correct venue typed in. Simple. OR they can let you manually change venue that is incorrect. There are only 2 possibilities. Oh, and if docs have already been printed with wrong venue, they can pay for printing a new set with the correction.

Actually, no reason you shouldn't cross out (one diagonal line thru) the 'wrong' certificate and add a loose ack. Just make sure you also include 'what' this loose ack. attaches to. It sounds to me like they are looking for 'loose/loose acks'...that they can attach to anything they want. It kinda smells bad.

I very rarely use loose acks as there are very few TC's I trust not to abuse them. If the venue is wrong on the docs, then the lender should have absolutely no problem with it being corrected, etc. As some else state, seems rather strange that they brought this, as they could easily print docs with the correct venue.

If I have to attach a loose notarial certification, or if the certification accompanying the document is not preceded on the same page by the last part of the document itself, I always note across the top of the certification "Annexed to..." and the name of the document to which it is appended

Agreed, Hugh. In addition to writing "see attached notarial certificate" on the signature page/last page of doc, I put it side by side with the loose ack/jurat and stamp my seal so that half is on each page (then, of course, I put a complete seal on the loose cert).
Seems to me that will prevent abuse.
