This is a First for Me...

...after accepting an assignment from a company for a very acceptable fee, I noted the following little addendum in my confirmation.

"Also, you will earn a $25 bonus if you call me when docs are printed, all items are signed and notarized properly, and you reply with a confirmation status and tracking number."

Don't you wish ALL companies operated in this manner?

I know who it is, I know who it is!! I just did one for them and isnt it grand. A company that cares and shows it.

There's still hope out there for the good companies. I know of one company that pays right after the loan funds and stays loyal to their notary, especially if you do the closing correctly. Their loans are CEMA loans and average between 50-60 pgs per pkg with no fax backs.

Again there is hope and I hope the bad companies go and the good ones stay.

You get 60 page CEMAs??? Who's the lender? The ones I've seen are at least twice that size - two notes, two mortgages, all those junk docs.... Any company that can do all that in 60 pages or less is a model of efficiency....

What's really nice is that they actually pay the bonus. And they pay very quickly too. Their packages are very last minute but they are nice people to work with.

Funny I know who it is too & did all that was req but never got that extra $25. Never asked about it either though, so I guess shame on me.

When I saw the instructions and that you could get a bonus if you followed them I really thought that this was too beautiful to be true. I did as requested. Got the bonus. More SS's should do that...

Richmond Title had a bonus thing, that if you get 5 loans without an error they will give you 20 dollars per loan.Hey a one hundred dollar bill every five loans that's not bad, besides they used to pay well.

If it's the same company I did one for, they didn't pay it

I sent emails and faxes along with a couple of phone calls but still no bonus $25. I did every one of the steps required to earn the bonus, but my check was for agreed fee only, no bonus. I'd tell you which company it was, but my main computer with my Excel spreadsheet went down today (hopefully just a power supply), and I'm too tired to go digging through my paper Assignment Logs to find it.

From the company that said "call us & we'll give you an extra $25.00". Kept the promise and I got the check yesterday.. 2 weeks after the closing. I wish they'd call me EVERY day.

odd man out again

I have no idea who this company is so it's not directed to them. I find it sad that they have to offer a bonus for something that should be a routine part of each and every order we complete. My newest refrain - interview people before hiring them, check their references, and these 'games' wouldn't be necessary.

AGAIN I'm in Sue's camp. While it's a lovely idea to "tip" a good closer to actually state in a confirmation "if you do your job" type elements is a sad commentary on our industry. I don't like the negative side of the confirmation either with the $20 hits if you DON'T do your job. I got an idea, if you don't do your job we won't use you again. If you want to tip me because I did a professional job, if you want to thank me openly because I did a good job and if you use me again because I do a professional job, thank you. It's very much appreciated. To pay someone extra FOR DOING WHAT'S EXPECTED is only encouraging SA's with little to no professionalism to stay in the business. The sooner they fall by the wayside, the sooner you can afford to pay decent rates to start with. If a company can afford extra favors they can easily afford to check references and maintain a data base of first class closers.

I Agree in Principle...

...with what you're saying Sue. However I don't see a thing wrong with providing this incentive to a signing agent. It'd be one thing if an SA is being penalized for NOT following all the instructions, but it's quite another to reward someone for dotting ALL the i's & crossing ALL the t's. If it saves the company from having to do extra work, then it's money in their pocket they're willing to share with the SA. I look at it as a win, win situation. By the way I inquired of this company a few minutes ago as to what it takes to "earn" the $25.00 & it was stressed that ALL of the documents have to be signed & notarized properly. If there are ANY errors...no $25.00 bonus. From the comments in this thread it appears the $25.00 IS being paid to some & not to others. Strictly speculating this could be because the document package was not completely error free. If I felt I'd done all the work & the package was done correctly, I'd certainly inquire as to what caused the denial of the bonus. By the way, I'd also look at this differently if I felt I wasn't being compensated fairly in my initial fee negotiation. That's most certainly not the case here.

I cna say for sure that my pkg WAS errod free & that I did everything requested. There was a problem re: scheduling however due to the fact that they did not have the docs in a timely manner & I had other appts, so the scheduled time was set back about 2 hrs. Other than that there were no probs. As to the reason why I didn't call re: the extra $25, I got the check in a timely manner & it was for our agreed fee. I didn't think it was worth the time or aggravation to call to bother them over $25, and I wanted the relationship to remain friendly.

Not to be Argumentative...

...& I'm certainly not privy to a review of the package you sent back, but I've learned over the course of the years there's no guarantee I always send back a package that's completely error free. For example I completed a package on Friday of last week for a new title company & as a result of not being familiar with one of the affidavits to be completed by the borrower, it wasn't filled out properly. I would have absolutely SWORN I'd done a great job on this package, but because of the particular way they wanted this form completed there was extra work which had to be done by the title company. Many times these types of errors are not brought to the SA's attention because it's easier for the title company to fix them on their own. As for remaining friendly...this IS a business & if an offer is made by a company I'd make it my business to find out why I'm not being paid. I most certainly wouldn't start out badmouthing them, but I'd sincerely inquire as to what it is I'd done wrong. I'd want to know if for no other reason than to not make the same mistake again. I'm not perfect & never will be, but by the same token I want to be the absolute best I can be at all times.

It may not be $25 , but we began this progam Jan 1 for our closers- i agree with Sue_PA but unfortunately even the best signing agents out there cant/wont/dont read directions or understand what "the other side" needs to fufill our responsibilities to our clients. We strive to be above and beyond "whats out there" and we do all to ensure quality agents and service. This is just our way of saying thank you for doing an outstanding job.
