Head up on loose certificates
I just had a TC tell me that the loose acknowledgment certificate I attached to a Florida mortgage would not be acceptable in Dade County because of the paper size - it has to be on the same size paper as the mortgage. I've been using loose certificates I bought from the NNA, which measure 8-1/2 x 7, and this is the first time anyone has questioned the size of these pages.
PAW tells me that this will eventually be the case in all Florida counties, because of scanning requirements in the county clerk's offices. It's not unlikely that other states may start doing the same as their technology for recording documents changes. Unfortunately, no one sends up a balloon when these changes in requirements occur. I don't understand why the certs are sold on odd-size paper in the first place, but that's an argument for another day...
Rather than have to deal with this again, I decided to start printing and carrying loose certificates on both letter and legal size paper, and will match the certificate size to the document. It might be overkill, but it's better than having to do a re-sign because the acknowledgment was rejected.
He also mentioned that FL counties might start requiring mortgages and DOTs to be on letter-size paper only. This hasn't happened yet, but it's something to watch out for because when and if it does happen, it may have an impact on SAs who don't have dual-tray printers...

Will also have an impact on TC's & SS's who insist their docs be printed on all legal..

Linda, I've had instructions that say print on legal, but I always assumed this is for those who only have 1 tray. I have a dual tray and print they way they are scanned in. I have never changed it to all legal because the instructions say to print legal. I've never had a problem doing it this way. Has anyone else had a pkg rejected because it was printed on both letter and legal using the dual tray when the instructions say legal only? Just curious?

IMHO, if you notice, that is usually in the instructions from the ss. I also print from the PDF and what ever comes is it. It would be different if the instructions were form the TC or lender, then you print as told.

I don't think I have ever seen but one or two title company instructions stating everything had to be printed on all legal. There are some that will say if you can't print mixed mode, then print it all on legal. Like most folks that have mixed mode capability, I print whatever size the file calls for.

I've printed docs as they have been scanned and have not had a problem. I figure I'm saving them the trouble of cutting the acknowledgements down to 8 1/2 X11 as California recorders require.

I've been doing that for some time, just because it seems neater and is easier to deal with. I also created my own certificates years ago as Word documents, so whenever I'm running low, I just print out some more.
