Make appt ASAP & then..............

I had a ss call me yesterday and wanted me to contact borrower ASAP. So I did with in 30 minutes of confirming appt. the ss called me and said it's postponed till today because docs aren't ready. Then I had to call borrower. Why do the ss make us go through that motion.

Because they can.

Just advise them you have a list of things to accomplish at the moment and that will be done in due time and well in advance oft he signing.

If that's the SSs policy, then you'll have to make a choice if you want to play that game with them.

You DON'T work for them, you work for yourself.

JM - I had a situation yesterday with a ss that peeved me too. I accepted an assignment 2 days ago. Updated their system when I received the order. Confirmed with borrower. My part done, so I thought. Last night, they called me (in the middle of a closing) to "remind" me of my closing I had scheduled with them. I got ticked. ( I told them I didn't appreciate the call and to NOT to babysit me, I am too busy for these needless calls). I know what I have scheduled and will be there. I have never ever "forgot" a closing. This is a lowball company and the only reason I accepted it was because it was 2 miles from home in my town. They immediately removed me from their database and I said that was fine. Didn't mind at all. Glad to be rid of them. I turn them down all the time and get tired of their calls. We have to remember that its OUR business, NOT theirs. WE should be calling THEM to remind them of OUR time scheduled and doc's need to be in OUR hands by such and such a time or its NOT going to happen or fee goes up. Thanks for the vent.

I had an SS do the same to me on Monday. They told the borrower last Friday the loan would close then they changed it to Monday for 12pm. No docs came over at 12. They asked me to call the borrower and push the time down. I told them that was there job and they are responsible for the initial scheduling. To my benefit the borrower was the nicest person you can meet at a closing. By the way the closing took place at 3:30pm and she waited all day and was still nice about it.

Was 2 hours late to a closing Monday evening also waiting on docs. Same thing, borrowers were the nicest people. Could have sat and chatted all night with them. Thank goodness they were understanding. That's why I do love my job. Its the borrowers, not the TC, LO or SS.

In my time working ( In the mortgage world) I have come to see the problems are the TC's not being able to get their acts together! They always leave the borrower sitting waiting and I've had clients not close the day the say ebcasue the changed minds and times instead of sticking to the plan. The borrower has control at the end.

The title companies cannot pull the trigger until the lender provides the gun.

The TCs have about 1/4 of a second to complete everything in once everything comes together.

The lender provides the documents and wants the closing to happen Im-freaking-mediately and not a second beyond.

Been there, seen it, felt queasy and left.

I know you have lending background, but how much real, hands on, people to people experience did you have with the title company staff and their daily grind?

If you had a bad experience, you were dealing with a bad title company...IMHO.

Real title companies are so good it scares me.

Yes Brenda that is true too. I have had bad experiences with TCs, preferably First American Title.. Changed the closing around 2 times, then adjusted the HUD 3 times, the final copy of the HUD came out 15 minutes before closing was set! Luckly both the buyer and seller had enough money to cover.. I personally haven't delt with them since then and may not choose ( Them and the lender in part, Accredited Lenders) so when it comes to Mortgages again. Best part, I wasn't even the LO involved, my broker was! haha

I completely agree with you as I have worked at Title Companies in the past as a closing officer. They are left at the Lender's mercy. Once the package comes in, Title quickly gets everything taken care of and then again has to wait for the Lender to approve the HUD. It is crazy!

I was a closing supervisor at a lender in SW FL. Frequently at the end of the month, the processors would bring files to our department telling us the title company and borrowers were waiting at the table right now! Talk about on the spot and needing everything an hour ago. Ridiculous!

LJ-That's basically the reason why I got into the business. I can count on one hand where the Borrower was nasty to me compared to either the TC, SS, Brokers which would require a few hands to count them all.

I'm happy I made the change from working for a lender to working for myself.

No matter how bad a day I've had or how ticked I get at TC, SS, Brokers etc, I am always, always as nice as I can be to the borrowers. WE are the only people they see face to face and they deserve our utmost respect. Without them, we don't have a job. No one does. I have only had 1 lady scream at me because the loan wasn't right and they sent me (who knows nothing and can't fix it) and she picked up the docs and threw them at me which landed on the floor. I calmly picked them up and explained how this worked. She calmed down, called the LO and apologized to me in the end. In almost 2 years doing this, that is the only time a borrower got mad at me.
The end of story is this: She didn't sign (don't blame her) then I went to leave and couldn't get out of the house because she had at least 5 deadbolts that needed keys to open. I made the mistake of saying that if there was ever a fire, she would never get out. She didn't like that at all. I wasn't saying it to hurt her. My husband is Fire Chief and that's the firemans wife coming out of me. I'm sorry I said anything at all. I don't know what she is so afraid of, it was a beautiful home in a very nice area. I think she is just paranoid and didn't like strangers coming to her house wanting her to sign a loan and I couldn't explain anything to her about the loan numbers.

Hickup $ $h!t happens....

Deal with it and move on. I'd have a hundred reasons to blame the notaries I work with when there's a problem, but I chose to give my client a solution and work out the problem with the notary so it won't happen again next time.
