I received the following email from LandAm. Since it is not specific to me or any closing, I thought it worthwhile to post it:

Starting immediately, on all Citibank closings, you must check the closing instructions to see if the Homeowner's Insurance is a condition.
If it is a condition, the borrowers MUST provide this document at the time of closing or the closing MUST be ADJOURNED. There are NO exceptions.
There is no need to check the loss payee or coverage, just make sure that the document is provided, if required.

Nothing new, it's always been in you their/Citibank instruction and I think they even have that note included the loan package. From a simple single line to pages, getting notaries to read instruction is my biggest problem as an SS.

Why notaries don't read memos
I get zillions of memos, most are very long winded. They usually say, "Be professional, show up on time, smile, don't use white out, blah blah blah. Then at the very bottom they same something crucial like, "Be sure not miss the second signature on page 102!!!" By that time, I have thrown it out. I already know to be professional, etc. I woudl rather just have a memo in 20 point font about the tricky page.
I like it when I get a call from the SS, and they say, "Oh, this is a new client, and we are sending a memo about a tricky signature on page 102". That is a BIG help.

I try to read all of the instructions, twice if I have time, unfortunately I usually don't have time because of the docs being late. The last refi I did had 29 pages of instructions, most of them were for the closing agent, but mine were intermixed with them. 29 pages, give me a break.

I agree with that 100 percent. Sometimes there are so many pages of instructions, some of them conflict with other instructions! One company says never make changes to RTC....just use a blank RTC (as though we have them sitting around in a file), then on a different sheet in the pkg, it will say please correct dates on RTC!!
Frankly, I find it confusing when there are pages and pages of instructions. Especially at EOM when it's pretty wild anyway!
