Question for veterans...
Ok, so I have been trying to have a little system going when I ship back docs, and honestly just wanna know am I doing too much. Do you include a cover letter with the docs or do you just ship the docs back to the EO/LO, with the docs to their attention on the shipping label? Hope that question makes sense... its way too early this morning and I had a biggie last night!!

I just ship them back. I do, however, send a detailed email inc. tracking info & any items I collected from borrowers & if there were any corrections/issues. This has actually saved my butt in the past because I have a record.

No cover letter from me either... just a detailed email to the person who hired me.

It depends on whether there were issues.
For example, if the borrower(s) signed without problems, or just phoned the Loan Officer to ask questions, then there's no need for a cover letter.
If the signing was for a first and second mortgage (or first and Home Equity Line of Credit, etc.), I print on a colored sheet the equivalent of "The first mortgage PRECEEDS this sheet; the second follows it." and put the paper between the first and second.
If there is anything funky about the way the borrower signed the docs, I print "The borrower's signature on the documents matches that on [his | her] identification." on a colored sheet to go in front of the docs.
Be careful not to solicit a firm which did not hire you! If, for example, you were hired by a signing service and the docs are going directly to a title company, don't include a note about your services and prices.

I always send a homemade thankyou note when I work for a new TC. Some even remember it when they call again.

I put a thank you note in the package with my business card. This should be sufficient in getting referrals. I always get a thank you back and a referral.
