Safeguard Properties~Inspections..

Does anyone currently work with Safeguard Properties doing inspections? I signed up with them on Friday and by Friday Evening had 51 inspections due by the end of this week! I've been working on them, but was wondering how their payment history is before doing over $1,000.00 worth of inspections up front. Thanks for the input.

That's only about $20 a job.! Are they really worth doing? What do they entail? How long do they take?

Very simple, drive by inspections or handed the delinquent borrowers a card to contact their LO. They range between 15-22.50 each. The literally take 3-5 minutes each and a couple of minutes to send the results via a special web download. I think they are great fill in work to supplement the loan closings. I only had one this evening at EOM. I completed 11 inspections today in about 5 hours with a loan closing in between.

Thanks for the info. I am going to look into it. Do you set your own schedue? When the call you for an inspection how long do you have to get it done?

some are 10 days. You may also get a rush request that needs to be completed in 48 hours, but they are more money. You do take photos of some of the properties, not all. But usually one or two.

Dont't you have to take pictures and email back to the inspection company? I thought they paid between $35-50. .... maybe that's for a different level of service(?)

I've thought about this service, but w/the homeowner already stressed ..... I'm afraid Bubba may run me off w/his shotgun. :OOO

I have tried property inspections a few times but they can possibly be dangerous. The homeowner is already on edge, he/she is either in foreclosure or bankruptcy or on the edge of either. Stress is high and the fee for this is low. One company offered me $25 to go up to 50 miles, no way. I have never gotten more than one order at a time, it would be nice to get 15.

I've only run across 1 inspection company that paid more than $25 for an inspection with digital photos. Most are $15 to $23.

I don't do many of them anymore as they are just never near my closings.

There are all kinds of reasons for these inspections. If you think about it, the bank holds a big monetary interest in the home whether they are in arrears or not. Its asset management. They want to know the property is holding its value. The info gathered is for long range planning as well. They want to be sure the property is reasonably cared for.
I do them for a realtor that does BPO's (Broker price opinion) Usually those require a photo of the front, the address, street sign and street scene. SHe does the evaluation that really is nothing more than a current market analysis. I have been challenged twice. Nothing bad once I explain what I am doing. One was a renter that wanted to buy the house.

I would very much like to konw more about this. I have done a few here in calif. and would like to know how to sign with more companies. Any help would be thankfull. It is good side work.

I signed up at their website. I received a call back and was told that in my area, they pay a whopping $7 per property inspection! I've done a few for Clear Capital for $15 and it has to be really, really close by for it to even be worth it. But $7???? And yes, she said they make you purchase the insurance after 90 days if you've done something like 100 inspections for them.
