It was entrapment... but it was my own dang fault...
Got a call last night about 5 or 6 for a last minute signing, with the loan broker. We called I got there at 8:00 on the longest night of the year, we did the signing on the patio with the sun and the glorious view. Had a great time with the borrower and the LO, got done quick because the LO had started before I got there.... Afterwards we're chitting and chatting, the borrower has a son at the private high school I graduated from... what do I do (uh oh)... I'm a Realtor and do lots of valuations for the banks foreclosing... oh could you find me a deal.
NO. I don't do real estate for my loan signings because I don't believe in stealing clients... use your guy here...
Ah, come on, you don't have a card? No, I don't bring em... I'm serious.
I said no at least 3 times.
Mr. LO (in CA most LO's are licensed real estate agents) says, Well I do some purchases for my clients but mostly all loans... and I don't do purchases down here. Go ahead, give him a card.
You sure?
Yeah, no problem. Well, thanks, if something comes of it I'll be glad to pay you a referal fee.
(Yep, I'm bent over now, start kicking... in hind sight I can see it too.)
We leave everyone's happy.
I get a call from the signing service who got a call from the Title Company who's pissed that I gave a client my card.
I don't like games... so I tell the signing service exactly what happened and called the LO.
It's not his fault (of course) he had to tell his manager and his manager's pissed cause it's the second time... and he had to tell me yes because he didn't want to lose face with his borrowers... and he wouldn't have given a card even on the third request (my butt)... but it's not all my fault because the borrower was insistent.
GRRRRRR.... thanks for listening to my little drama. It really is the first time ever I've given a card of any sort to a borrower, but y'all and the signing service have no way of knowing that.
Of course there was/is little prospect of any business from this borrower (that I wouldn't do now anyway) and I'm toast with the SS and the TC (not a local office, but still.)
But when it comes right down to it... no means never and I broke my own rule. Kick away.

Live & learn. Next time stick with 'I don't have any with me.' If pressured, offhand "I'll send ya' one." Then do what you want with no repercussions.

When they ask me . . .
I just tell them up front that I will not give them a card becuse I only work through my signing service, and I am not going to loose a steady client for maybe "one" job from you. I say it nicely, but it's the truth. I also tell the signing service all about it. I tell them (and this is true) I don't want to risk losing my good standing with them, so I will never take a job behind their back.
There is no reason to be rude, I am just clear. I am an honest person, and if they are honest, they will understand. If they are not honest, who wants to work for them anyway? Next thing you know, Mr. Dishonest will be wanting you to back date.

yes and no...
I really didn't have any on me or in my briefcase... and truly had no intention of giving any out...
but after insistence AND PERMISSION... I can always find one in the trunk of my car.

Time to let this die, lest the thread haunt me... but the more I think about it the more I realize I was at fault AND the lo is a chickenshit.
Not one or the other, both.

I think your conclusion is correct. Live and learn.
I never trust a LO. I have to think everything coming out of their mouth is a lie. Then I do what I think is right and wait for the sh!t to hit the fan. At least then if it does I can take the full blame knowing it's 100% my fault.
