yesterday and today, 7:30 pm, same T.C - same borrowers canceled within hours of appt...
I turned down other jobs because this one was 'out there' and would conflict. Now they want to make it same time tomorrow nite. Would you increase your fee to book your time again?

I would tell them to go pound salt. They can play that same game all week and you can loose some more business. I had one last year that cancelled on me five times all within hours of the closing.

I would tell them that the 3rd time is the "charm" and if they cancel again you will charge a cancellation fee in the amount of your choosing.

Had one like that last week. First they want to sign at 10am, then they say 11am. Then they call back and ask can you do on wednesday. Then they change minds again and say thursday at 10am. When they changed it to thursday, I said it conflicted with my schedule, because I was tired of the run around.
They sent me the docs anyway on thursday morning. I called and told them it was supposed to be re-assigned. They pleaded and I gave in. Last week was a pain.
To answer your question, if you can get more, by all means at least try. If you don't want to fool with it anymore, then don't. Ultimately, it's your business, you set the prices. Either they agree or they move on. Either way, you are in control of your business.

By the third time, I would say, "Look, I'm turning down other assignments because I'm professional and I want to maintain a good relationship. But, this can't continue. My fee has now become $XX." End of story !!! I'm thinking - - "Screw me once, I forgive ya. Screw me twice, I shoot to kill". Don't ask where that came from.

Ah go ahead. It's probably close to 100....

with at least that in humidity in Stevenson today and just think how comfy that trailer will be?
I use to work in Marion county TN and we covered that end of NE Alabama & NW Georgia, I am starting to sweat just thinking about it. Good luck.

Charm I would tell the TC that I will confirm appt when I have the docs. End of story. Don't turn anymore appts down for this wait and see crap.

I don't know Andy. I tell the TC that I will keep it on my back burnner until they work out the details. I don't need a BR complaining that I won't make an appt. with them etc. I haven't worked with a TC yet that in the situation that Charm listed haven't understood. They want it to close so they get their money.

will wait to set the appointment time until you receive the docs is the corredt. This way you leave your self avalable to the SS/Title Co and Borrower to do the signig. You now are open to take other signings. I would tell the borrower just that "I will call when I recive the docs and then we can set a time to sign."

I've done this both ways and have never had a problem. I guess you have to get a feel for what is acceptable to the people your working with and the BRs schedule.

I don't like calling BRs and saying something vague like I will call you sometime when it maybe a no go all together. My experience has been that they don't like tying up the evening with a "maybe" appt.

I call to confirm when I recieve confirmation from Title. If they TC cancels it's their job to let the brw know, vice versa. If the docs are late, that's when I call brw.

I will call BR when I receive the assignment as well, until they start canceling on me. Then I wait for docs before I schedule. I am not going to tie up my time with a maybe. When they get the numbers straight I will fit them into my schedule. Hell it's not like I am so busy that I don't have any time! LOL

I've found that tying up the borrower's evening with a maybe often gets them to put pressure on lender/TC/LO, whoever, to finally wrap things up & get 'r done.

I pretty much do it the same way, Bev.

I don't call the borrower until I have docs, unless it's getting later in the evening. If the TC insists that I call upon receipt of the confirmation, then I just let the borrowers know that I will call them back to set the time as soon as I have docs.
