First Signing Help

I have my first Partial Signing on Sunday. They are edocs. The documents are:

Adjustable Rate Addendum to Note

Interest Only Addendum to Adjustable Note

Multi-State ARM Note, 6 mo Libor

Addendum to Adjustable Rate Rider

Multi-State ARM Rider, 6 mo Libor

Interest Only Addendum to I/O Rider

Disclosure 2/6 Libor ARM Interest Only



My question is the documents are not a jurat or acknowledgment. There is no place for me to sign, just the 2 borrowers. There is a place for a witness. Would I be considered a witness or do I just watch them sign and mail it back to the company?

None of those docs require a notarizaton.
Call the client to see if witnesses are required.

Are these ALL the documents? The reason I ask, is that I see the Note and Addendum, and Riders, but no DOT/mortgage. The Riders are a part of the DOT or mortgage. None of the listed documents typically need notarizing, but the missing DOT/mortgage typically would need to have the signatures notarized.

As for witnesses, does NJ require Notes and DOT/mortgages to be witnessed? Does the lender want witnesses?

Sounds like a modification agreement to me. But please tell me if you have to ask this basic a question, where did you get your loan signing training? PLEASE, get much, much more training before you accept any more assignments! You are not doing either yourself nor the borrower's any favors by plunging in when you don't know diddly about what you're doing. A house is most people's greatest assest and it's future surely does not belong in the hands of someone so unknowledgeable. I am not trying to be mean, but it is the truth. This is a profession you have choosen, at least learn the basics before starting out.

make it a mandatory drink at each notary class held. I see so much, especially here in CA where there are new notaries who muck up the tranasaction because they have no concept of what they are doing. This serves to taint the whole notary profession and reduces everyone to a glorified secretary: that is why some SS set their rates so low. I hope all newbies take heed and study the documentation BEFORE they go out, it is not that hard!

Aren't we mean. Everyone starts somewhere adn it is difficult getting a notary to take you along on a signing. Lets be a little more supportive. I will add that you can never get enough training and look at your documents closely and research them prior to doing any closings. Know what you need prior to going into a person's home.

Mary Ann - Aren't we mean?

It's mean to tell someone to learn how to do the job instead of botching a deal worth thousands of $$ and possibly contributing to or causing the loss of a rate lock or worse. I expect my mechanic to know what he/she is doing before ever attempting to work on my car, why should being a NSA be any different?

As for "ride-alongs": Would you want a stranger, besides the notary that has been hired to do the job, knowing your intimate financial details? As a lender, would you want someone that you have no contract with to be involved in the transaction at all? As a businessperson, would you want to train your competition?

Where I live, little league is big. The high school coaches are involved with little league here. The high school coaches have say in which kids are on which teams. Why? Because they don't want to train kids that will ultimately attend the rival school here in town. Same principal applies in this business.
