LoanSignersInc / Still digging / More info

Just digging through google to see if I could find any more info on these guys. I know many others are have complained about non-payment (here and on other boards) and I'm out for 4 jobs myself.

Anyway, the owner is, of course, Chris Von Nieda. And although their website lists only a PO Box, The California Secretary of Steate's office lists a street address:

http://kepler.ss.ca.gov/corpdata/ShowAllList?QueryCorpNumber=C2483631

More info about that address can be found here:

http://www.zillow.com/HomeDetails.htm?zprop=18174642

Bio info about Mr Von Nieda from a Southern California real estate radio program can be found here:

http://www.zoominfo.com/Search/PersonDetail.aspx?PersonID=764388626

And that radio program: http://www.normandmike.com/

The bio also lists Mr Von Nieda as the owner of:

http://www.lendertech.com/

That company lists its address as Lake Havasu City, AZ 86403 (No Street or PO Box). However, elsewhere a Corona, California address and phone can be found:

http://www.kellysearch.com/US-company-901321120.html

Mr Von Nieda also is somehow associated with Valu-Rite Appraisals:

http://www.calvalues.com/

That company's contact page lists the same address as Loansignersinc.com. However according to the CA SOS the registered agent for that company is KEN TRIPPET:

http://kepler.ss.ca.gov/corpdata/ShowAllList?QueryCorpNumber=C2400565

Although, the corporate street address and registered agent address are same as were listed for both Loansignersinc and Chris von Nieda. On at least one of Mr Von Nieda's bio's that I came across he is listed as the 'co-owner' of Loansigners, Inc. If that's true, possibly Ken Trippet is the other owner, since he appears to share the same address.

The BBB info for Loansignersinc can be found here:

http://www.labbb.org/BBBWeb/Forms/Business/CompanyReportPage_Expository.aspx?CompanyID=13204712

BBB info for LenderTech, inc:

http://kepler.ss.ca.gov/corpdata/ShowAllList?QueryCorpNumber=C24836310

No hit for LenderTech, Inc at the CA SOS

Chris Von Nieda's signing agent page at Loansignersinc (Note the addresses):

http://kepler.ss.ca.gov/corpdata/ShowAllList?QueryCorpNumber=C24836311

Anyway, I'm just trying gather info together with the hope of eventually tracking down payment for my services from Loansignersinc.com. They have to this point ignored all of my attempts to contact them. Phone calls, e-mails and faxes. All ignored. I have not received one e-mail or been able to talk to one person there.

But I'm going to keep poking around. If anyone has any other possible contacts for this organization, please post.

LoanSignersInc "F" BBB rating

All I could find is that Mr. Von Nieda no longer holds a valid real estate license. It expired. According to the California Department of Corporations, he never held another license (mortgage broker's license, etc.). If he were licensed, you could file complaint with licensing authority.

You may be stuck with assigning the matter to a bill collector or using the small claims court. I know that all the pit falls about small claims have been mentioned (like a personal appearance in CA for the trial date), but remember, if you file a suit and the defendant does not answer in 30 days, you can file for a default judgment and record an abstract of that judgment in the Courty records. The recording will create a automatic lien on any real estate owned by the defendant. However, I think that best value of the recording is that credit bureaus will start picking it up and it may impact the debtor's ability to secure future loans. The judgment will also start accuring statutory interest( I think, 10%/year---but check it out) from the date of entry. Sometimes people get pay years after a judgment has been obtained, recorded and forgotten. Judgments are good for 10 years and can be automatically renewed.
More information can be found at: http://www.courtinfo.ca.gov/selfhelp/smallclaims/

Have you tired the collection letter at: http://halitek.com/Notary%20Forms.htm ? Others on this board have raved about its effectiveness.

This is the real estate license information that I fournd:

License Type: SALESPERSON
Name: Von Nieda, Christopher John
Mailing Address: 280 PARK AVE #A
LONG BEACH, CA 90803
(Above address is marked unreliable in DRE database)
License ID: 01202857
Expiration Date: 11/07/03
License Status:
EXPIRED
Original License Date:
11/08/95 (Unofficial -- taken from secondary records)
Former Name(s): NO FORMER NAMES
Employing Broker: NO CURRENT EMPLOYING BROKER
Comment:
NO DISCIPLINARY ACTION
NO OTHER PUBLIC COMMENTS

http://www2.dre.ca.gov/PublicASP/pplinfo.asp?License_id=01202857

A. - California does not issue a "mortgage broker" license. A majority of those engaged in mortgage loan brokering do so with a real estate broker license. To the surprise of some, the license that allows the listing and sale of real property (the traditional activities associated with a real estate broker license) is the same license that allows the solicitation of borrowers or lenders, the negotiation of loans secured by real property and the collection of payments on notes secured by real property. For further details concerning the definition of licensed activity, review Business and Professions Code Sections 10130 and 10131.
It should be noted there are other licenses that allow mortgage loan brokering under a limited set of circumstances, such as the California finance license and the residential mortgage lending license. For information about these licenses contact the California Department of Corporations. (See addresses at end of pamphlet.)

Also, data bases show that his address is:
CHRIS J VONNIEDA
6337 Pomegranate Ct
Corona, CA 92880

This corresponds with a vanity site (check out the picture), it could be given to a process server to help ID Mr. Von Nieda.
http://flzone.com/myZone.asp?userid=5640

This is different from the corporate agent listed for service of process (where to sue corporation). If you find that this is not an accurate address, you can lodge a complaint with the Department of Corporations.

CHRIS VON NIEDA
43028 CORTE FRESCA
TEMECULA, CA 92592

I hope this is helpful to your Loan Signers, Inc. clearinghouse.

nice work Albert, interesting stuff. I too have waited long enough for payment from Chris and filed a complaint with BBB on 1/2/07. On 2/16 the BBB closed the complaint stating that Chris failed to respond. I then filed a complaint with the California Department of Consumer Affairs who couldn't help BUT suggested I contact the California Department of Justice, Office of the AG which I did on 2/21. The site I was sent to in order to file the complaint was:
http://ag.ca.gov/contact/complaint_form.php?cmplt=CL

Hope this helps you!

They owed me for 2 signings going back to August 06. In an email to LS, I cc'd the title companies. Finally was paid about 2 months later.
