Okay - this is craaaazzzy - LandAmerica One Stop

Maybe I am just late getting into the fray but, print three packages and all this too?

Who does this for less than $150-200?


The following is a breakdown of how you will perform a Chase closing (if you have
questions/complications at the closing table, please call 866-226-8616, x. 2083, or option 5):
· Fax to Shelby Jones at 866-780-6130, the following documents:
1. The Signed Checklist, from page 3 of this notice (use as the fax cover page)
2. Both Tracking #’s: LandAmerica & Chase
3. Signed HUD/Settlement Statement
4. Entire Mortgage/Deed of Trust, plus any riders and deeds (i.e. Quit Claim Deed)
5. Notice of Right to Cancel, if applicable
6. Request for Notice of Default, if applicable
7. Owners Affidavit, plus any other Affidavits, if applicable
8. The Note, plus any riders, if applicable
9. Truth in Lending
10. Errors & Omissions
11. Affidavit Regarding Proof of ID (Chase)
12. Proof of Identification (LandAmerica)
13. 1003 Loan Application
14. Copy of check, or Wire Form, if applicable
15. W-9 ( this is always included), 4506, and 1040 tax forms ( these are if applicable)


NOTE: Please note that there 3 ORIGINALS of the following: HUD/Settlement Statement;
Mortgage/Deed of Trust; Other Deeds such as: Quit Claim, Warranty, or Grant Deeds. 1
will go to LandAmerica, 1 to Chase, and 1 to the borrower. There are 2 ORIGINALS of the
Owners Affidavit (also Judgment, New Mexico Survey, Prince George County Finance &/or
Signature/Name/AKA Affidavits, if applicable), 1 will go to LandAmerica, and 1 to Chase.
There will be two of all Texas Affidavits and Two sets of Attorney Docs, one set is to go to chase
and the other set is to go to LandAmerica Texas Onestop. All Borrowers’ funds are to go back to
LandAmerica Texas Onestop. If you have any questions at this point, please call me right away
and I will help you with this.·

when I did one they told me to be sure i put all the documents back in order after faxing...

ummm right.... sure..... and this was faxing to two different locations the different packets of faxbacks....

Someone please tell me why this method of handling documents is good?

What is the purpose of this circus of documents?

I never charged NASCO less than $150 for these split packages and now LA wants to add 50 (count them - 50 +/-) pages of faxing.

Because we are now doing all the clerical work as well. I guess they think we have more time on our hands then they do to do all this extra printing and coping. A job that is supposed to be theirs, not ours.

No doubt, Lawrence. I left the TC because I was tired of doing ALL the work and making the atty. owner all the bucks. Stacking order, fax backs, split packages and the like are all TC post closing duties...that's why they make the big bucks and we get a penance. If I'm going to do someone else's job, I expect to be compensated.

My biggest pet peeve lately... NY TCs wanting three Mtgs. signed and Notarized because they are too damn lazy & cheap to make certified copies when the docs are returned.

I've never worked for LandAm OneStop, I didn't agree with their fees then and I don't agree with them now.

CHEAP, cheap, cheap!

I've recently been doing CEMAs for a NY company that requires 4 copies of mortgage, note, consolidation agreement, gap mortgage and gap note. Sometimes there's a HELOC piggybacked on the refinance, which means 4 more copies of a mortgage, note, etc (but they pay extra for that). It's a ton of paper - a stack of documents about 4 or 5 inches high in some cases. The good thing is that the docs always go to the borrower, and everything is flagged for signature, initials, or notary (well, most everything - I still go through the docs as they're signed to make sure we didn't miss anything, and often there's a page or two that wasn't flagged properly).

Once I got used to the package, the multiples became more of a minor annoyance than anything else - I've got the routine down and can usually get through one of these monsters in an hour or less. The company pays well and pays quickly, so I have no complaints.

How are the "copies" of the Note handled? I personally would never sign more than one original Note. Are they marked "COPY"?

Nope, there's no indication that it's a copy. I have not yet had anyone balk at signing multiple copies of the same note, and I don't think it's an issue; every page has the same loan number, so clearly it's the same note.

Okay, so then the consensus is that the simple purpose in this is to make the copies out in the field for lender and title alike and make sure they get there, fax them into LandAm's system for archiving and do all this on our equipment for (ahem) no additional money.

That's what I thought. Just doing a check.

This is the only reason that makes sense. I think any time this many documents (entire documents) are required to be faxed in there is less qc'ing going on as there is using the notary to do clerical work.

I know nothing abuot LandAmerica because they won't pay my fees - especially if I saw this list. BUT, one of my favorite part of fax backs is ... if applicable. Why are these companies so lazy - if they want something tell us. If you don't see an 'if applicable' document the first time shuffling through, if you're diligent and trying to do a good job, you'll then shuffle through again, and perhaps again, trying to find a document that doesn't exist. Makes no sense at all that they can't tell you what they want up front.

But don't blame Land Am, blame CHASE, the lender has more to do with this than Land Am does.

Citibank doesn't expect all these docs, they only want 9 pages faxed...

You've got to be kidding me.

Let's see...$150 for edocs, $25 for that amount of fax backs and $15 for a split package. I'm sorry, but you've got to be a MoMo to do these for $100. Oh well, at least the competition will be busy faxing back and splitting packages while I do two closings for everyone like this that they do.

I'd charge minimum of $250 for all that craziness. Any package that is going to require a full ream of paper before I start making a copy is outrageous!

I got that e-mail too. I didn't waste time deleting it.

There's no way I'll do all that BS for anybody.

I hit one of these about a year ago for GAC....and I vowed never again.

I won't accept one of these for any kind of fee.

There's simply too much hassle. Chase or LandAm needs to have their collective heads examined.

The only way to stop this stuff, if it's even possible, is to say "NOOOOOOO WAAAAY."
