Am I correct

If I conduct a signing for an out of county property with the borrower meeting me in a different
county I am to include in the venue the county that I am meeting him in?.

Thanks,

remember...the venue county is the county where you are conducting the signing IN...NOT the location of the property.

I have to watch this closely....my new house is just north of the county line....so I'll have to be cognizant of exactly WHERE the line is.

Re: Did a signing lastnight.....

where I thought I was in one county. Asked the borrowers to verify and lo and behold it was another county. Then they told me the county line was right at the stop sign on the corner which was about 10-15 feet from their house. So it could come right down to exactly where you have your feet planted when doing the notarization.

Re: Did a signing lastnight.....

That's happened to me a few times - there's a border between the two counties I work in that is sometimes difficult to determine. Since each county has its own area code I usually go by the area code of their home phone number, but even that doesn't always work because sometimes they list a cell phone. When in doubt - ask.

IMO, if it turns out that you were wrong as to which side...

of the county line you were on, it is no big deal.
I do not believe that it would invalidate the notarizrtion
in any state if the venue was not correct.
This assumes that the state does not require that the NP
only can notarize in certain counties.
Paul can probably tell you which states have that requirement.
He lives for that stuff (LOL)
One more day to EOM. Hope that everyone is having a good one.

there is only ONE venue on a........

notarial certificate........WHERE YOUR FEET ARE PLANTED............i had one not to long ago where the county line actually went between the front porch and the house......the porch in one county was nailed to the house in another......we were sitting in the house so i knew what the venue was....different than if we were sitting on the porch.........

Signing in Texarkana ... need TWO notaries ...

Signing to take place on the Texarkana court house steps. Need a notary from Texas and one from Arkansas to complete transaction. http://www.uscourts.gov/ttb/june04ttb/images/texarkana.jpg

Kind of a twist on the "split" signing. LOL

Wow!

One time I went to see a house that was for sale. The house was in one state and the back yard in another state!
