Borrow singed the RTC line

Has anyone ever had this to happen where the borrow signed the right to cancel line in error was in a big hurry if so what did you do? I did not think to to use borrower's copy.

You need to go back out and

have him/her sign the proper place. How did you not catch that when you were sitting there, during your post signing check at his/her house?

I did catch it and I had him sign the right line and he lined through the cancel lined and init. it I am just wondering if this is okay.

Call the TC who hired you and ask, but

I believe that I would go back get a CLEAN one and leave that one with the borrower.

You do always leave two copies for each RTC signed, right?

The reason I ask is that even if you didn't remember about using the borrower's copy, for this particular document, most of the packages I work end up providing five copies of each RTC prepared (there are three in each package, printed twice, less the signed one I keep), and I hand over two of those copies at the time the RTC is signed because of the nature of the document.

(Of course, in the occasional package where there's only one RTC for each signer, you have to be sure to make the extra print so that they receive two copies.)

Also, I slap a sticky flag right into the line that isn't supposed to be signed ever since one of my borrowers signed that line right after I pointed to the correct line, before I could stop him.

As to whether it's OK the way you did it, while technically, I would think so, I'd be inclined to get one signed just where it should be, simply because there are folks with more authority who are pickier than I, or have another agenda. However, I have no idea how far you'd have to travel for the re-sign. Perhaps there's someone you could call to ask? What would enable you to sleep better tonight?

This is the one document you MUST watch the borrowers sign!

It is too easy for them to sign on the wrong line, no matter how many times you tell them to sign on the correct line. If you don't pay attention to the signing of any other document in the package, pay attention to this one.

I use 3 I put over the date we sign and write the date on it even if it already has the right date on it. I put one over the date RTC even if it has the right date on it too. Last but not lest I put one over the signing line that it PTC. That way I know we have checked and rechecked and the borrower can't make a mistake very easily. I take 7 Copy's with me. 2 for title (1 for each borrower who signs evens if both sign on the same doc) 2 for LO Co-and 2 for the borrower to keep then I know they have a one signed and dated with our pulling out of their docs. I fine it much smoother that way. The last one is a 1 just in case one. Some loans only have one name on them (each borrower has their own) so you have to be careful always check before you start the signing. My last tip is find a little baby copier I have an 8 lb baby copier I take with me. I use it a lot to photo copy ID's. It cost less them 100.00 and an inverter was 40.00 I set it up in my car good I am good to go.Best of luck to you.
