Having trouble with notarial wording.....
On this 29th day of May in the year 2007 before me NOTARIES NAME a notary public in and for said state presonally appeared BORROWERS NAME of the _____________, of the ________________ corporation, personally known to me (or proved to me on the oath of _________________) to be the person who executed the within______________________.

It looks like a corporate acknowledgment to me. Are you doing a transaction involving a corporation?

It is a non-occupied property (investment) with a non-borrowing spouse. Nothing on any docs regarding a corporation except for this one. A little confusing to me.

Susan As Melissa says this sounds like a notarization for an officer of a corporation. Just replace it with a loose certificate - after checking whether they require an acknowledgment or a jurat.

lender? Sometimes there are documents in a loan package that do not require the borrowers' signatures, such as the assignment of mortgage.

There is a signature line at the top for the lender to sign and underneath is the other wording.

Then you don't need to do anything with the document.
The lender is not signing in front of you, so you do not perform a notarization on the document.
When the package is returned to the lender, someone there will sign and then the document will be notarized.
