I'm new here
hello! I'm just getting started on doing closings in VA and MD. I'm getting a lot of conflicting information on what is required in VA in regards to licensing. Anyone have any input? I'm told yes a license is required then I'm told no it's not ... little frustrated so far... any input is welcome! Also, I have some contacts w/ title companies but I'd love any input on how to best get through to cold-calling new title companies.

Iam having a senile moment here - (Shut up PAW!!!), but I know you need some kind of license or something in VA if there are any funds due at closing, which you would need to obtain from the borrower, but I can't think of the name of it at the moment.
Also, you will need a title producers license to do closings in MD.

I, of course, meant if there are any funds due at closing which you would need to obtain from the borrower. Re-reading my message it sounds like I was saying you would need to obtain the license from the borrower.

Thanks so much everyone! That's what the state has told me today but everyone i know in "the biz" says no license required. I'll let them take that gamble and I'll get my license.
