Please Help! What should I do?
Last night did a signing and about half way through the doc. the title co. call said they will email a few modified doc. to the borrows to sign got the doc. the husband printed them while the wife was still signing they were in a big hurry had to catch a flight the husband got the doc all out of order said he did not need to sign all the modified doc because they were the same I explained to them they had to and somehow the revised Hud did not get signed I noticed it at the UPS store before I shipped I call the borrowers and told them and they said they could not sign it because they had to catch a flight and they would sign on thursday should I call title and let them know or not say anything at all, I did not send the unsigned doc. back because I think maybe they want me to go back I have never made an error with this co. before and I have done a lot of signing for them I hope this will not be the last one.

I would have shipped, but hung onto whatever was missed
That way Title could have gotten started, you could have had the revised HUD signed am Thursday, faxed a copy to Title, and followed up with overnighting the original back ASAP.
IMHO you made two grevious errors, First letting the borrower tell you what must be signed, and second, not shipping and not being upfront about the mistake with Title from the begining.

This one may still be salvagable. The HUD is not a notarized doc. Maybe TC can fax to B wherever he's at (LO knows?). B signs; faxes back & o/n original. Call TC & get 'em on it.

YESS! you got that right, I have spoken with title they advised me to contact the wife who is still in town and have her sign off and fax to husband asap I call left message at two number no response yet.

Their next move will be to ask you to reduce your fee because *you* screwed something up.
In my case, the screw up was me not being able to drop docs on time due to FEDEX being closed by the time they got the right docs to me.

HUD not notarized. No reason TC can't (heck, they did it before--which is what created this mess) e-mail/fax docs to B, she signs, fax to husband, he signs, fax back to TC. Get yourself out of this mess--you didn't create it. I can see no reason why YOU should have to make another trip. Follow thru on calls, but no additional trip needed here. Use the KISS solution.

Drives home the importance of checking the docs B4 leaving
I always do this, but after reading of your experience, I'll be better more emboldened to insist on it, even if borrowers are in a hurry. Even if they kick me out, I can go over the docs in my car in front of their house.

Very true. Not only that...
Also drives home the importance of immediately facing up to oversights and errors. When in doubt, face the music and call. With a little luck, they will appreciate your honesty and forthrightness and will focus on a solution - and so should you. If you address the issue right away, then you can get to work on the best way to fix it and you will look more like a pro.
And notaries aren't the only ones who make mistakes. I found so many last week, I made a list. I had five different appointments where there was at least one mistake made by the lender and /or escrow company that I had to help fix. There were a couple that had more than one. No one is perfect. It's how you deal with it that counts.
