Stewart Lenders Service, what I found on them

As I was searching for info on Stewart Lenders Serv. I came up with Stewart Mortgage, Stewart Title and E-Title Vendor and they all have the same phone number. Is this company doing a "name change" every so often to try to "con" notaries into working for them after all the bad postings that have come up stating they don't pay or pay very, very slow?

I've done many closings for both entities under the name of Stewart and E-Title, and they've always paid me quickly, like within 14-30 days.

Message 164906 is one of the ones I am referring to. And since I have been "burned" a few times I try to search any company I've not worked for previously before going through the routine and later "learning a lesson".

I do the same. I check out each company I work for. But honestly I've done a bunch for them, and have found them great to work with, and like I said they pay promptly with no follow up phone calls from me.

That message is from last year, but I know I worked for them in 2006 as well. Good luck!

They do not have that many in this area but they do pay as promised and in less than a month - including travel fees for excess miles should that be the case.

Stewart Title is one of the oldest and largest title insurance underwriters in the country. As with any successful business, they have branched out. Stewart & FATCO have similar business models.

I haven't done a ton for E-title or Stewart.


But, I always have been paid promptly and paid as agreed from them.

Given their payment record with me...I'd drive 100 miles one way and not worry about being paid.

Their money is good for me too

This is the problem with doing a search and turning down a company that's had one or two negative posts....

I read the boards daily, if I see a company continually being slammed day in and day out it's a company I will avoid. If I see a company that rarely gets slammed I have to think it's just a unique problem between the SA and the SS/TC and I will give them a chance.

I do a limited amount of work for them and have done so for years and years although I had MAJOR payment with issues with them several years ago. Their payment 'problems' aren't on closed files, it's on no signs. Several years ago when they were still in Texas, I e-mailed the president of the company due to the total incompetency and 'it's not my job' attitude of the people down the line. I had a phone call within hours and my check within a week or so.

As for your other question

Companies diversify their services. That way they can hire themselves. Looks good on the books and there are tax benefits. Also the liability is decreased if the various parts are under different LLC's or Corporations. A rather simplistic explanation.
Your Notary Service company should be at least an LLC. The liability would rest only on the company and not tie into your personal assets. Separate taxable enity and protection if you are sued or you file for bankruptcy or have claims made against you in your business.
A good series of books to read regarding this stuff is the Rich Dad series. The first one "Rich Dad, Poor Dad" explains the benefits of LLC, Corporation, Sole Proprietor
