16 seller docs?

over 500 signings and I've never done seller before! I searched and see that there are fewer pages, but is only 16 typical?

Yes. Isn't it grand? Sometimes even less. I did one tonight with only 7 docs.

Many times there are even fewer than this.

I've done about 250 purchase closings.

One thing to look out for is a requirement for the seller to sign one or two of the lender docs in the buyer package. A few lenders have this requirement, so scan through your buyer docs to make sure you don't miss it.

Christi, typically (at least in our area - Central Coast, CA), the seller will sign:

1. escrow instructions
2. commission order
3. grant deed
4. Cal Firpta tax withholding forms
5. 1099 information form
6. disbursement instructions for proceeds
7. statement of information
8. natural hazards disclosure
9. possibly other miscellaneous bills/reports/inspections - some companies require the seller to approve the preliminary report of title
10. demand approvals
11. estimated closing statement

This was about it when I was processing escrows in 2002. Good luck - call me if you have any questions. Also - if they say "it's just a seller's package" just remember, there's no "just... just" - here's more forms to complete, and they will have questions you can't answer.

Thanks! I feel better now.

It just worried me, seeing only 16 doc in the package. I felt kinda neck-ed (that's naked with a southern accent!) with so few. Big Smile

Keep in mind that there isn't a loan involved on the seller's side of a purchase and the majority of the usual docs are from the lender...

BUt be careful....

I know there is form that is in Countrywides Docs, that the seller will sign also. If you are doing a seller side only, should be a slam dunk!!
