Land America One Stop

My husband and I have been doing work for them for a few years. They've gotten horrible. The countywide loans are really bad. In the last few months most of their work has been CITI bank home equity loans. They only pay $60 for these. Now they are calling the next day saying the person is not signing right. I told them we tell people many times how to sign but you can't control a persons signature. Today I really had it out with a girl named Danielle about this. She had her boss call me and threaten me by saying they are barring me from doing Citi loans. I heard nobody will do these because they pay so little. These lousy things only pay $60 and they print slow. You have to fax back a bunch of stuff to them afterward. Then you listen to a bunch of crap about the borrowers signature! Stay away from Land America.

I do the occasional Citibank HELOC or clip for Landamerica. Yeah, $60 is kind of a pittance, but you're also in and out in about 15-20 minutes, the packages are tiny. Over the years as they've lowered their fees (I used to do a ton through NASCO) I've simply reduced the coverage area I'm willing to travel to. Now it pretty much has to be in my zip code or a city that borders my zip code, I have to be able to leave the house and get back home in about 45 minutes to accept it. I don't do many, maybe 3 or 4 a month anymore. Used to do 5 to 10 a week with NASCO.

If business were normal right now I probably wouldn't bother with them, but things are tough so I just have to be a little flexible. And if I'm gonna be flexible, I'd rather be flexible on something that's easy and close to home.

As for "all the faxbacks", there are 6 pages to fax back. I wouldn't charge extra to any company to fax back 6 pages.

I miss Nasco too! Used to get 20+ per month, Land America took over and nada.

Land Am OSS stopped paying well in the fall of '05

when they wanted 52 pages of fax backs for no extra money. Your fee was too low to begin with IMHO.

I have done Citi bank HELOC for LandAm for $65-$85. Most for $75. I have never done any for $60. Last week I rejected couple of the $60s. The faxbacks are only 5-6 pages. I get my checks every week. I never go more than 7 miles one way. This morning I traveled only .2 mile for one of these. Either I have sit home and complain about lack of business or ride with the market. I know Sylvia and Becca are going to chew for this, but I love you both.

I've also worked for NASCO for several years and when Land Am took over I knew trouble was coming, they've never paid the going rate. Since Land Am took over it's been like a yoyo as what I get paid. Two days ago someone called me to do a 502 and I told him $90.00 is the majic number, he said no problem. 1/2 hour later I called back to have the fee for another closing I was to complete last night changed to $90.00, it was listed as $60.00. Some woman said what makes me think she was going to pay me $90.00? I was pissed cause a couple of the schedulers were paying me $90.00 and the ones who wanted to pay $60.00 said no.
Anyway I called the manager Donny yesterday I told him how do you pay $65.00 for a mod agreement of 18 pages and $60.00 for a 50 page HELOC? He said they are working on an equitable fee for us and of course are concerned about still being profitable and to bear with them they will have the problem resolved soon. I cancelled the closing for $60.0 (a 50 page HeLOC).

if that's what you're being paid to do, you'd better learn how. 99.999% of the time it's truly not that tough to get them to do it the lender's way

Especially if you tell them

that if they don't sign the way the lender wants it signed it might not fund when they were expecting it to fund. That usually brings them around to including their middle initial even though they "never" sign that way or whatever other deviation the lender wants.

I was told a long time ago by NASCO that if they were unwilling to sign the way it was printed then I was to adjourn the signing. It's only an issue if the signature is legible. If it's scribbly enough that you can't tell what it says then they don't seem to care.
