S&S Title partners
I have been reading the forums and they all say work for title companies and you will usually get paid in a timely manner. So I followed that advice, but some how I have managed to get the one title company that won't pay. I have sent more invoices then I care to send and I have been lied to over and over.I went on line and pulled a copy on the recorded mortgage to make sure their was not a problem with my particular closing and faxed that along with my invoice as they claimed not to know who had closed that loan. I still have one thing in my favor, they answer the phone, but then he is "in a meeting" or he is "on the phone" or I get transfered all over the company like the Joke of the day only to be disconnected. This is getting out of control!!

No. I did receive a email that stated I would be receieving the fee listed on the HUD

Take that email and contact the State Board of Insurance, to advise them that this title company has refused to pay for your services, that are clearly stated on the HUD, the HUD is a government document that is held in high regard and is binding between borrower, seller and title company...
So that is your leg to stand on. They can lose their license or be fined quite heavily (well in Texas anyway) for not dispursing what is listed/shown on a HUD.

FYI, In Florida, it's the FLDFS
Florida Department of Financial Services, that regulates title insurance companies and title agents. The Bureau of Investigation is statutorily responsible for the investigation of alleged violations of the Florida Insurance Code by licensed and unlicensed persons.
