Witness for mortgage

I am in Duval county and I wish to know if you are doing signing requesting 2 witnesses (1 notary) on the mortgage or not? I am doing it and I think that some other signing agent don't do it. I had a lot disagreement with the borrowers. I see that it's not FL law, but SS sometimes tells me that I need it.

2006 State Witness Requirements (as determined by PROPERTY LOCATION)
--------------------------------------------------------------------
CT - 2 witnesses, one can be the notary
FL - 2 witnesses, one can be the notary - DEEDS ONLY
GA - 2 witnesses, one MUST be the notary
LA - 2 witnesses, CANNOT be the notary
SC - 2 witnesses, one can be the notary

NOTES:
1) FL - Mortgages DO NOT require witnesses, DEEDS (QuitClaim, Warranty, etc.) do.
2) Lenders may require witnesses, even though there is no state requirement

Some lenders will require 2 mortgages, even though it is not required for recording in most counties.
Also, it is my understanding that some counties may require it.
Countrywide usually requires it (as a lender requirement).

I meant require 2 witnesses, not mortgages

but I have been seeing 2 mortgages for execution lately in loan packages!

Some loan pkgs, not RM, want two mtgs. executed, as one TC told me, in case the first gets lost in transit, blah, blah blah then they have one to fall back on w/o resigning whole pkg. Several TC require this.

In case one gets lost?! Now that is not very comforting to know. I've ran into a couple pkgs that had 2 mortgages also.
