refi w/o FTLD or note?
I had a signing the Friday and the edocs didn't contain either of these documents. I thought the Federal Truth and Lending Disclosure was mandatory and, thus far, I've not seen a package w/o a note. I've done some researching with no luck and wondered if anyone out there could give a little feedback. I had the borrower sign only the docs I was given, but for future reference just wanted to know if I should have pointed this out to the signing service or not. TIA for your input!

Was this a HELOC signing? If so, the TIL is usually included in the Home Equity Agreement (which is the NOTE in this type of transaction).

Ahh! Yes! They called it a refi when they gave me the assignment, but now that you mention it, it actually was a HELOC! Thanks for your help.

Yes you should let the SS know first thing Monday morning. IMO You still "may" have time to get a the missing docs signed and the whole package in time for it to funding, if your shipping it with FedEx. I would let the borrower know today what you will be doing Monday morning. I would tell them that you may need them to sign ASAP Monday. I would find out how to get hold of them. You should ask to be paid another signing fee for fixing this. Your SS will know exactly what to do. I think that is there job.
I have never have had the Note/TIL not come with the loan package. I had the Settlement Statement missing. I also had the no RTC or one of the borrowerw RTC missing. I once called called the SS and they sent me the wrong persons and then was told to scratch out everything and re write it. I Had a QCD sent with no name on it was told to have the borrowers write them on it. I have had lots of them come with miss spelled name and address wrong. I have had the Disclosures missing (LO docs some one called them once) I have had escrow docs missing. Docs often come a mess and we are expected to be recognize the errors and do what is missing and let the SS/Title know so they get them fixed.
