title co requirement or mortgage co requirement
I did two countrywide closings yesterday for two different title co's. One required that all dates be date stamped, not hand written. They said Countrywide would not accept the docs unless they were date stamped. Second countrywide had no such requirements. Since the first company threatens to reduce pay if requirement is not followed I think we need to know if the title co is just nitpicking or if in fact it is a requirement.

It is obviously a requirement when working with that particular title company. They are hiring us to do the signing to their requirements. We really don't need to know if they are nitpicking or not, as they are the ones paying us.
It could also be a different Countrywide office from the second closing you had.

I just want to clarify when you say date stamped, that's a function you provide, not Title right? I've never been asked to date stamp...maybe I need to add that to my supplies list?

One TC that I do CW loans for already has the dates stamped on the doc's. That's nice. I have a date stamp but have yet to use it.

I have one Countrywide office that does like date stamps, (prefers does not demand) and one who will accept them, but does not ask for them. I was concerned about this so I called one of the compliance offices of Countrywide and they said either is fine.

My favorite TC does require date stamping, and every loan I've ever done for them has been CW (except one). My understanding is that since CW is extremely picky about the dates (we've all seen how b's can write their dates sloppily - 6's look like 0's and vice-versa, etc) that this TC wants everything date stamped. Yet I've done CW for other TC's and not had the date stamp request. So, I think it's a TC requirement, not a lender requirement.
