Another NJ question...
What do you say when a title company calls you claiming that you have to hold a title producer's license in the State of NJ to conduct closings? It is not a law like it is in MD, but I get blasted from time to time from title companies who say what I do is illegal...

If you can prove them wrong, then e-mail them the appropriate statute to dispute their claim - OR put the onus on them - have them send YOU the legal citation for their statement. MHO

NJ is nutty.. North n South 2 sets of rules
Refi- all you need is a notary for the entire state.
Purchase - North Jersey (lawyer only) South Jersey - Notary can do it as long as they have a TPL.
There are some TC that assume NJ is an attorney only state, they need to research it and they will find out its not true.

I think I just got the same call.
I told the lady she doesn't need a TPL but she said it was the underwriters requirement.
I wished good luck finding anyone. Nobody I know that does this also holds the TPL.

A processor in a title company isn't gonna give a hoot what information you give them. All they care about is doing what their told and/or what they want.

Some lenders want lawyers now..
Had 3 in the last 60 days from regular clients, company now wants lawyer to do the closing now.
Now if you thought low ball notaries are bad the scum sucking lawyers make them look good.

Sorry to break the news to you but...
You do NOT need a TPL to close purchases. There is a big misconception about this. If this were the case many of the title companies in Southern NJ would be out of business. The settlement clerk who is performing the closing does not need to be licensed. The clerk's must be supervised by or work with a TPL While the State has not come out offically and sait it but this is jus the way it is. Also 98% of purchases in NNJ are closed with lawyers, but its not a requirement.
