Borrower copy pkg

Does anyone Not print the 23 pages of closing instructions that is in CW pkgs for the borrower? Does the borrower really need this? I have always printed them but considering not doing this anymore. 23 pages is 23 pages of savings. Looking for opinions.

I dont. I print them for the mortgage company. I only print a couple pages that have the rates and payment pertaining to the borrowers and give to them.

When I started working with a new TC a couple of months ago, I asked them that question, and they advised to provide everything to the borrower that was in the package, which would include the CW instructions.

I used to not print them for the borrower copy, but I began doing it when this issue was discussed before and it was suggested that we may be opening ourselves up to trouble if we make the decision what docs the borrowers get a copy of. However, I DO print the borrower's copy of the 23 pages on economode setting. The rest of the borrower's package I print at 600 DPI in case we need to switch a page out after a boo-boo.

I don't print them for the borrower and don't always print them for the TC either. It depends on the TC. 99% of the time the TC has received the closing instructions prior to the pkg to instruct them on how to prepare the HUD. I have just two TCs that want the instructions returned in the executed pkg the others already have a copy in their file.

Excellent idea Becca. I do a lot for one particular TC. I am going to ask them if they already have a file copy and if I really need to print this. Thanks.

The instructions are for the TC...not for me and not for the bwr. I never print them at all and have never been called on the carpet by the TC. If the TC needs a copy, they can print it at their leisure.

On my signings the borrowers get an identical copy of the entire loan closing package, including lender/title/escrow instructions. The only thing I pull are Notary Instructions - but I let them know they're getting a complete copy of the package less notary-specific instructions.

Borrower copy update

I just e-mailed the particular TC that I close CW loans for. I was told that I do NOT need to print the 23 pages of instructions for the borrower. They do not need this. However, the TC needs it back with the pkg and please print it.
That's what I am doing from now on with all CW. No instructions for borrower, only Title.

That's fine, LJ, at least you have specific instructions in writing as to what to do in that situation - absent those directives I give the borrowers a copy - they're printing while I'm setting up Lender's/Title's original package..no big deal to me.

I just asked my favorite Countrywide TC and they told me that I do NOT have to provide a copy of CW instructions for the borrower - only for TC. And even then they said they could print the instructions themselves if I didn't provide them. I don't mind printing them for the TC - that's what my e-doc fee is for and they pay me well in the first place.

I provide the borrower copies of what they need and that's it. They don't need those blasted instructions - far too many pages.

I don't print them for BO or TC

as the TC already printed them out to prepare the settlement statement and has a copy in their file. They don't need a second copy.

Every single page we signed it is here. Some borrowers are so picky and when they see that lender package is a lot bigger start asking why their package is a lot more smaller, "so you are not giving me the same papers we are signing?"

I too have had that comment,so I started keeping the instructions separate (in my briefcase) from the signing package. That way the borrowers never see the instructions. Then when the signing is complete I put the instuctions back in with the return package.

Lisa - I beg to differ with you. This is the e-mail I

received from TC. Was also told that it is NOT necessary for borrowers to have these instructions. They don't read them anyway.
